JKG Palm Court vs Sikka Karnam: Which is better?
Hey guys, I'm comparing JKG Palm Court (ready to move) and Sikka Karnam Greens (under construction). Location wise, which has better connectivity to the metro? Also, what do you think about the builder's reputation for both? Has anyone experienced delays with Sikka Karnam? I'm also wondering which one offers better value for money considering the current prices. Any advice would be appreciated! Which would you recommend for investment in Noida?

Value for money is my main concern. JKG is expensive but no uncertainty. Sikka is cheaper but the 'under construction' tag is scary. Has anyone negotiated hard with JKG? Is there any scope for price reduction or freebies? Builders are sometimes open to offers, especially for RTM units.
JKG Palm Court ka possession date toh 2020-11-09 hai, so it's genuinely RTM. 700 units hain, so it's a decent size society. Price range ₹76 L – ₹1.4 Cr is a bit wide, depends on the configuration. For Sikka, what are the current rates? Any idea on their expected completion date?
Metro connectivity ke liye, JKG Palm Court wins hands down. It's much closer to the Aqua Line, especially if you're looking at Sector 148 station. Sikka Karnam Greens is a bit further out, you'll definitely need an auto or cab. For investment, proximity to metro always helps with appreciation in Noida, given current market conditions.
Haan, Sector 148 metro station is the closest for JKG. Walkable nahi hai, but auto readily mil jaate hain. Sikka is quite a distance from any metro, almost like you're in a different zone. I checked this thoroughly when I was house hunting last year near Ajayabpur.
Which Aqua Line station are you talking about for JKG, specifically? And is it walkable from JKG or still a bit of a distance?
Yaar, Sikka Karnam Greens se bach ke rehna. My cousin booked in their other project near Alpha-II Commercial Belt and it was a nightmare. They kept extending the possession date. Builder ka track record for delays is quite poor, be careful with 'under construction' projects, especially if you're a first-time buyer like me.
Totally agree with the delay point. Mera bhi ek friend Sikka ke ek project mein stuck hai, 2 saal se upar ho gaye hain. JKG Palm Court ka RERA number UPRERAPRJ7088 hai, which is good, and it's RTM, so at least that risk is gone. But prices are higher now.
Oh no, delays are my biggest fear! How long did your cousin have to wait for possession? This is exactly why I'm leaning towards RTM.
