Budget finalised, loan pre-approved for JMD Samanvay in Sohna, but ab delivery time ka tension ho raha hai. I'm based in Dubai, so a site inspection isn't easy. Builder ka track record on previous projects kaisa hai, especially for on-time delivery? Brochure mein toh completion 2025 end tak likha hai, but ground reality kya hai? Kisi ne recently invest kiya hai wahan? I'm worried about delays and how that'll impact my ROI. Also, is the project fully RERA compliant? Heard some stories about partial OCs causing issues later. Agar late hua, managing it from here will be a huge headache and affect potential rental yield. What's the actual resale market like after 5 years? Is there enough liquidity for investors? Need some honest opinions on their project delivery, please.
Honestly, after living here for a few months, I'm convinced JMD Samanvay is overrated. Everyone glorifies the brochure amenities, but half are just for show. The gym is tiny, and the 'clubhouse' is basically a hall. Daily life feels more isolated than community-driven, despite promises. Noise levels can be surprisingly high too, especially if you're road-facing. Paid a premium, but livability doesn't quite match the price. Am I missing something? Change my mind.
