Is JMD Vinayak Heights genuinely good for empty nesters seeking peaceful living and low maintenance? Everyone glorifies its location, but I hear whispers about high monthly charges and noise. Disagree? Tell me why.

I'm confused about the possession date. It says 'COMPLETED' but possession is '2025-06-01'. Does this mean it's ready but they're delaying handover? And what exactly does 'Rera Not Applicable' mean for buyers? Is it some old project loophole or something else?
Regarding the possession date, I spoke to a sales rep. They said construction is physically complete, but they
Sahi keh rahe ho. My cousin booked a flat near Alpha I Greater Noida a few years back, and they faced similar issues with hidden charges and maintenance going up post-possession. Builders often quote low initially to attract buyers. For empty nesters, low maintenance is key, not just location.
Yaar, I've been looking at JMD Vinayak Heights too, but that 'Rera Not Applicable' tag is a huge red flag for me. How can a completed project for 2025 possession not have RERA? And the price range ₹42 L – ₹45 L for just 28 units, it sounds steep if maintenance is going to be a headache. Empty nesters want peace, not constant bills and builder issues. Is anyone actually living there or has a clear picture on the actual handover process?
I also heard about the high charges. Plus, with only 28 units, the common expenses get divided among fewer people, making it higher per unit. This is a common issue with smaller projects and can hit empty nesters hard.
Exactly! That's my main concern. Location achhi hai but agar monthly kharcha itna high hoga, toh budget bigad jayega. Has anyone visited the site recently or spoken to existing residents about the actual living experience?
Haan bhai, same experience. I heard their per sqft maintenance is crazy high, like ₹4-5 per sqft, which for a 1000 sqft flat is ₹4000-5000 easily.
