For fellow investors, what's its capital appreciation potential now? Has the price moved significantly post-completion? What actual rental yield are you getting for a 3/4 BHK? Original poster, rental yield ke liye, JMDR Arihant Green mein 3/4 BHK ka rent 20-25k ke aas paas hi milega, which for a 3.5-4 Cr property is barely 0.7-0.8% annual yield. Resale liquidity bhi issue hai because 358 units hain aur already completed hai. Log
Bhai, JMDR Arihant Green ka naam sunke thoda doubt aata hai. Completed toh hai, but builder ka track record kuch khaas nahi raha hai past mein. Meri ek friend ne inke ek project mein invest kiya tha near Alpha II, possession mein bohot delay hua tha. ₹3.5-4 Cr budget mein aur options bhi dekh sakte ho, specially for a first-time buyer like us.
U3, haan! UPRERAPRJ5617 toh JMDR Arihant Green ka RERA number hai, aur yeh project 2018 mein hi possess ho gaya tha. But inke dusre projects ka record sahi nahi hai. Meri cousin ne Ajayabpur mein inka ek apartment liya tha, the amenities promised were never delivered properly even after possession. Plus, maintenance issues are a constant headache. For a 3.5-4 Cr budget, I'd suggest looking at projects by more reputed builders in Greater Noida West or even some parts of Noida Extension for better value and peace of mind. Capital appreciation might be slower than expected if the builder's reputation affects resale.
