JMS Prime Land mein construction quality ka kya scene hai? I'm already seeing cracks, seepage just within a year. This directly impacts resale value, tenant attraction, aur future maintenance costs. Builders promise high-end, but delivery is often average. How do you guys ensure builder accountability for long-term ROI?

It's disheartening to hear this, especially for a project with 108 units. It means many families are potentially facing the same issues. Builders need to understand that word of mouth travels fast on platforms like Propmyna. This directly affects their future sales.
My experience with a project near Airport Road (Gurgaon side) was similar. The builder kept extending the possession date past 2023-12-01 for almost 6 months, and then the finish was terrible. We formed a resident welfare association (RWA) and collectively put pressure. It took time, but they had to address some major issues. Individual complaints often get ignored.
RERA is supposed to help, right? This is why we pay extra for RERA-registered projects!
That's a good tip about the RWA. But what about the RERA number GGM/435/167/2021/03? Can we file a complaint directly with RERA for poor quality post-possession? I heard they mostly deal with delays.
This is a huge red flag. For ₹1.7 Cr to ₹2.2 Cr, one expects much better quality. I'm also a first-time buyer and this kind of feedback makes me so nervous. What steps can we take *before* buying to properly check construction quality in an ongoing project like this?
Yeah, third-party inspection is a must. Does anyone know if JMS Prime Land has a good track record with previous projects?
Absolutely, the market conditions in Gurugram are already so inflated, and then to get such quality? It's a double whammy. My cousin is also looking near Basai and even there, builders are cutting corners. We need proper third-party inspection options. Any recommendations for that?
Yaar, I'm seriously worried after reading this. I was considering JMS Prime Land, but this sounds like a nightmare. Cracks and seepage within a year? That's just unacceptable for a project in the ₹1.7 Cr – ₹2.2 Cr range. Did you get possession on time, as per the 2023-12-01 date?
Possession date toh theek thi, but quality issues are starting now. Is there any recourse via RERA for this?
Sahi kaha bhai, this is exactly what my friend faced with another builder in Baharampur Naya. They promised luxury but delivered sub-standard work, and now resale value is a huge concern. Builders just want to close the deal, after-sales service is zero. How do we ensure they fix these issues without running around for years?
