My flat possession at JMS Prime Land was last month. Promised amenities vs actual delivered is a big gap. Affects tenant attraction, ya know? Maintenance charges feel high for what's there. How do you guys factor this into resale value and ROI?

You might get a tenant, but they'll negotiate hard on rent. Always check the actual site progress and talk to existing residents, not just the sales team. JMS Prime Land ka toh RERA number GGM/435/167/2021/03 hai, toh enforcement kaisa hai? RERA bhi kuch action nahi leta kya aise cases mein? I heard their possession date was supposed to be Dec 2023, is that correct?
RERA is good on paper, but practically, it's a long process. Builders often find loopholes or just pay penalties, which isn't a deterrent for them. For small buyers, it's a headache to fight for years.
Haan, RERA number toh hai, but action kaafi slow hota hai. And yes, possession date was officially Dec 2023, but many got it late, and like OP said, with missing amenities. RERA sirf paperwork pe focus karta hai, ground reality alag hai. It's a long battle.
Yaar, this is such a common issue with these new projects. My uncle booked in a different project in Gurugram two years ago, and they're still fighting for the club house and swimming pool. Builder bas brochure mein sab dikha dete hain. Did they at least deliver the basic security and power backup properly? That's non-negotiable for me.
Exactly! Basic services are the minimum. Aur uske liye bhi premium maintenance charge karte hain!
U2, security is okay-ish, but power backup is patchy. They have generators, but during peak hours, it's a struggle. And the 'clubhouse' is literally just a small room with a few chairs. No gym, no pool, nothing that was in the brochure. It's frustrating because these things add to the overall appeal and value.

Sahi baat hai. My cousin almost booked in a project near Baharampur Naya, but then found out the 'upcoming metro connectivity' was just a pipe dream. You really need to do your homework.
