JMS Prime Land — been hearing mixed things about the green areas. Fed up of renting, finally buying. Brochures showed lush landscaping, but what's the actual reality? Are maintenance charges worth the delivered green spaces? Any residents here?

Maintenance charges ka point bahut valid hai. I've heard some societies charge a bomb for amenities that are barely usable. Total units 108 hain yahan, so hopefully, maintenance won't be astronomical due to fewer households sharing the cost of extensive landscaping.
Green areas chodo, possession ka kya scene hai? Brochure mein 2023-12-01 likha hai. Kya lagta hai time pe milega ya builder dates extend karega?
Absolutely, delays are the biggest headache. For first-time buyers like us, every month of rent saved means a lot. If possession gets delayed, it messes up our entire financial planning. Have heard builders sometimes use 'force majeure' clauses. Hope JMS doesn't pull that stunt. Need to factor in at least 6-9 months buffer in my calculations.
Possession date toh theek hai, but mere ek relative ka experience bahut bura raha hai with delays. Unka project Airport Road (Gurgaon side) pe tha, 2 saal late hua. Abhi toh JMS Prime Land ongoing hai, so chances of delay are high, especially with ongoing construction.
Possession date is indeed 2023-12-01. RERA number GGM/435/167/2021/03 DATED 18.01.2021 hai, so technically they are bound by it. But delays happen.
Yaar, I'm also eyeing JMS Prime Land. Brochure mein toh sab green-green dikha rahe hain, lagta hai resort hai. But ground reality kya hai, pata nahi. My friend booked in another project near Badshahpur and the green area was a joke compared to what was promised. Scared of making the same mistake.
Bhai, I visited the site last month. Greenery toh abhi tak kuch khaas dikhi nahi. Construction chal raha hai. The price range (₹1.7 Cr – ₹2.2 Cr) seems high for an ongoing project if the amenities aren't shaping up. Maintenance charges will definitely be a pain if the green spaces are just patches of grass later.
Exactly! Builders ka toh kaam hi hai sapne dikhana. Real mein kitna milega, wohi tension hai.
