Budget finalised, loan pre-approved – ab JMS The Nation mein invest karne ka soch raha hoon. Fed up of renting, landlord ne fir rent badha diya. I'm trying to figure out the real capital appreciation potential here. Koi bata sakta hai launch se ab tak kitna price move hua hai? Also, resale market kitna liquid hai? 5-7 saal baad exit karna easy hoga kya? I'm checking the builder's past project delivery timelines closely; it's a big risk with under-construction. Yeh check karna important hai, warna phase-wise delivery mein fas jaate hain. Hope this helps someone else too, always dig deep into past projects.

JMS The Nation mein total 285 units hain. Itna bada project hai, toh resale liquidity thodi tough ho sakti hai agar market mein similar properties available hon. Plus, agar builder ka track record theek nahi hai, toh log second-hand property lene se bhi darte hain. Possession date 2027-02-01 hai, toh abhi 3 saal hain. Agar tab tak market upar chali gayi toh theek hai, warna exit strategy mushkil ho sakti hai.
The 5-7 year exit plan is key for me too. Is area mein resale market kitna liquid hai? Kya easily buyer mil jaate hain agar 5 saal baad nikalna pade?

But the real concern is the possession date of 2027-02-01. Agar delay hua toh interest cost and opportunity cost bahut badh jaayegi.

Totally agree with U7. Mera experience toh bahut kharab raha hai. Ek builder ne mujhe Baharampur Naya ke paas ek project mein fasaya tha, bola tha 2 saal mein possession, 5 saal ho gaye abhi tak structure khada hai. Loans ki EMI bhare ja raha hoon, rent alag se. JMS ka bhi wohi haal na ho jaaye, please be super careful. They promised 2027-02-01 possession, but builders often miss these deadlines.
Location theek hai, but sirf location se kya hoga? Builder ki reputation bhi matter karti hai. Gurugram mein abhi market conditions bhi aisi hain ki quick exits easy nahi hain, especially for under-construction. Agar builder ne delay kiya, toh double maar padegi.

Sahi keh rahe ho. Mera friend Badshahpur mein ek project mein fasa hua hai inka, possession date pe date mili ja rahi hai. Capital appreciation toh door ki baat, asal price pe bhi nikalna mushkil ho raha hai. Bahut risk hai yaar.
