2.5 years after taking possession at JRC Palladio, I'm still wondering if we made the right move. Upgrading from a 2BHK, we paid ₹2.8 Cr for a 3BHK, expecting top-tier amenities. The brochure showed a fully equipped clubhouse and swimming pool, but the reality is frustrating. The pool's often shut for 'maintenance,' and half the gym equipment is broken. Even the kids' play area feels neglected. We're paying huge maintenance charges, around ₹8k-9k monthly, but for what? Is this common with other completed projects in Bengaluru? Did anyone else face this with JRC Palladio specifically, or is it just our block? Honestly, feeling cheated by the glossy pictures.

OMG, this is my biggest fear! We are looking at properties in Aavalahalli and builders promise the moon. What recourse do you even have?
U5, recourse ke liye residents association form karna padta hai. Then collectively approach the builder or RERA. But it's a long, tiring process. My uncle faced similar issues in Adigara Kallahalli and it took them almost 2 years to get the gym equipment fully replaced. Builders ko fark nahi padta jab tak collective pressure na ho.
JRC Palladio ka RERA number PRM/KA/RERA/1251/308/PR/200211/003281 hai. Builder ko complain kiya kya? Aajkal Bengaluru mein property prices toh sky-high hain, but quality is often compromised. This is why due diligence is so important, especially for first-time buyers.
Bhai, JRC Palladio ka price range toh ₹2.0 Cr – ₹3.6 Cr hai. ₹2.8 Cr for a 3BHK sounds reasonable *on paper*, but if amenities are like this, it's a huge red flag. My friend booked in Akshayanagar and faced similar issues with the club house. Did you check the RERA documents for amenity clauses before booking?
U3, RERA docs mein toh sab perfect lagta hai, on paper. But implementation kaun dekhta hai? Most of us first-time buyers trust the builder's reputation and sales pitch more than digging deep into legal jargon. Big mistake, I guess.
Totally feel you! Builders ka yahi scene hai, pehle sab achha dikhayenge. ₹2.8 Cr is a huge amount yaar.

It's not just JRC Palladio, this is a common issue with many builders once the project is completed and possession is given. They lose interest in upkeep. But ₹2.8 Cr is a significant investment. Have you considered forming a residents welfare association (RWA) and sending a legal notice collectively? Sometimes that's the only way to get their attention.
Exactly! I'm in Block C at JRC Palladio, and the situation is identical. The promised 'multi-purpose hall' is just an empty room. Maintenance charges for 213 units at ₹8k-9k means they're collecting almost ₹17-19 Lakhs per month! Where is that money going?
Sahi baat hai bhai. We paid ₹2.5 Cr for our flat, and the amenities are a joke. Pool is always dirty. Total fraud.
