JRC Sanzio ka RERA number PRM/KA/RERA/1251/308/PR/200923/006277 hai, which is good. But total units sirf 39 hain. Small project hai, sometimes these can get delayed a lot if funding dries up. Mera ek friend Akshayanagar mein ek small builder ke project mein phasa tha, 2 saal late ho gaya. Dubai se invest kar rahe ho, toh site visit kaise karoge regularly? Builder ka financial stability dekhna padega.
Sahi keh rahe ho about small projects. Meri ek colleague ne Adigara Kallahalli mein investment kiya tha, same story. Builder ne 6 mahine tak kaam band rakha tha. JRC Sanzio ka RERA check kiya, it's valid. But RERA delays ko rok nahi pata, it's just a registration.
Akshayanagar wali baat sunke darr lag raha hai. Site visit toh mushkil hai Dubai se. Builder se video calls pe kya hi pata chalega. Koi JRC Sanzio ke site se current pics ya updates share kar sakta hai kya?

2027-12-01 possession date sunke hi darr lagta hai. Mera ek cousin Agrahara Layout mein ek project mein invest kiya tha, 2024 possession tha, ab 2026 bol rahe hain. Builder ne phir se date extend kar diya lol, 'supply chain issues' bol ke. Dubai se toh aur bhi frustration hoga agar delays huye toh, manage karna mushkil ho jaata hai.
Dubai se invest kar rahe ho? Bhai, ongoing projects mein risk toh hamesha rehta hai, especially jab builder ka naam utna known na ho. JRC Sanzio ka naam pehli baar sun raha hoon, thoda research kar lo pehle.
Risk toh hai, no doubt. But Bengaluru ka market growth bhi dekho. If the builder is genuine, and you can manage the long-distance due diligence, it might pay off. But for first-time buyers, it's a huge decision, you need to be very careful.
