Jubilee Hills — things nobody told me before buying here. Possession was in March, aur abhi se water supply ka issue shuru ho gaya hai. Builder ne bola tha 24/7 municipal water, but ab tanker pe depend karna padta hai, extra ₹2000-3000 jaa rahe hain monthly. And safety, raat ko thoda uneasy feel hota hai, especially with kids. Should I be worried? Others facing this?

So, what did you decide to do finally? Did you manage to resolve the water issue or talk to the builder again about the safety concerns?
This is exactly why I hesitated buying in premium areas like Jubilee Hills or Begumpet. The price per sqft is astronomical, and then you get these basic issues. I ended up buying in Attapur, a bit further out, but a reputed builder. We made sure to talk to existing residents of their previous projects before booking. That's the only real way to know. Don't just trust the sales team. For safety, check if they have proper CCTV coverage, boundary walls, and enough security personnel rostered, especially at night. A lot of new projects compromise on these after possession.
U10 makes a valid point. For the OP, I'd suggest documenting everything – tanker bills, complaints to society/builder. Also, for safety, talk to your neighbours. Form a residents' welfare association if there isn't one already. Collective voice has more power. You can also explore installing a home security system for your specific flat if the overall society security feels lacking. It's an extra cost, but peace of mind is important, especially with kids.
Totally agree, U10. The current market conditions in Hyderabad are crazy. Prices are soaring, but quality of life issues like water and safety are getting ignored. Builders are just cashing in on demand. It's a tough spot for first-time buyers trying to balance budget and basic amenities.
Did you check the RERA documents for the project? Often, builders mention the source of water supply and other amenities clearly there. If they promised 24/7 municipal water and it's not happening, that's a breach. You might have grounds to raise a complaint. Also, verify if the builder has taken all necessary NOCs for water connection.
Honestly, I'm a bit surprised. Jubilee Hills has always been considered a prime locality, premium price tag ke saath. Water issues wahan pe sunke thoda shock lag raha hai. Are you sure it's not just a temporary phase or construction related problem? Maybe check with the GHMC directly about the supply lines.
Which specific builder are you talking about in Jubilee Hills? Please mention the name. It helps others.
U5, prime locality hone se sab theek nahi ho jaata. My cousin bought a 3BHK in Banjara Hills, next to a gated community, thinking it's the safest bet. Even there, water pressure issues and occasional power cuts happen, especially during summers. And the prices are insane! Builders promise the moon, but ground reality is different. We first-time buyers need to do our own due diligence beyond the fancy brochures. It's not just about Jubilee Hills, it's a city-wide issue in many developing areas.
Yaar, totally feeling you! Jubilee Hills sounds fancy but budget-conscious buyers like us get hit hard by these hidden costs. Water supply ka issue toh major headache hai. Should I be worried? Yes, definitely. We're also looking in Jubilee Hills, but ab darr lag raha hai.
Which builder is this, yaar? Naam batao, so we can avoid them. Also, what about the security guards and society management? They aren't helping?
Bhai, same pinch! I bought an apartment near Alwal last year, thinking it's a bit further but safer. Turns out, even there, municipal water supply is erratic. Tanker mafia har jagah hai. ₹2000-3000 monthly is a significant chunk of EMI for first-time buyers. Builder promises are just marketing, I guess.
