Just bought in Raj Nagar, worried about future resale
Raj Nagar Extension — just moved into my 3BHK from Aradhaya Associates last month, possession was in March. My family is pretty happy, but now I'm thinking long-term... is this area still a good investment for say, 5-7 years down the line? I paid around ₹78L for a 3BHK, which felt okay then. But with so many new projects coming up, I'm honestly not sure if it's already peaked. Everyone talks about the Delhi-Meerut Expressway and Hindon Airport boosting values, but is that really going to translate into easy resale later? Or will the market be flooded? Things nobody told me before buying, you know? Should I expect good appreciation, or will it be tough to find buyers if I need to sell? What's the ground reality for resale in Ghaziabad, especially here?

Dekho, RNE has undeniable potential. Connectivity is improving rapidly, and the Hindon Airport is a significant long-term positive for the region. However, ₹78L for a 3BHK *now* might be at the higher end of the current market, especially considering the sheer volume of new construction. The real challenge will be making your property stand out when there are so many options available. Agar aapka apartment prime location, good amenities, aur builder ki reputation ke saath hai, toh shayad theek hai. Otherwise, be prepared for some negotiation and a slightly longer waiting period for a good buyer.
Aradhaya Associates ka RERA registration number kya hai aapke project ka? Aur aapne kaunse tower mein liya hai? Possession March mein mila, toh completion certificate ka status kya hai? Ye sab details bahut matter karti hain resale ke liye. Builder ki financial health bhi dekhni padti hai.
I bought a 2BHK in Crossings Republik, which is not too far from RNE, about 3 years ago for ₹55L. Abhi uski value ₹70L tak chal rahi hai, toh appreciation toh hua hai. But yeah, the market is flooded with new inventory everywhere in Ghaziabad, including RNE. I've heard some new projects in RNE are struggling to find buyers at their initial asking price. Competition bahut tough hai, aur brokers bhi price drop karne ko bolte hain.
Exactly! Market is saturated. Builders are offering so many freebies and discounts to sell off units. This means original buyers like us will face tough competition when we want to sell. The current market conditions in Ghaziabad are definitely more about a buyer's market than a seller's, especially for resale properties.
Haan, RNE mein toh bahut projects hain. Mere cousin ne Afzalpur ke paas liya tha 2 saal pehle, abhi tak resale buyer nahi mil raha use. Price drop karne ko bol rahe hain brokers because of so much available inventory.
Crossings mein toh phir bhi infrastructure hai. RNE ka kya scene hai? Aapka project kaunsa tha Crossings mein?
Tension mat lo yaar! Raj Nagar Extension is booming. Delhi-Meerut Expressway ne connectivity ko next level pe le jaaya hai. Plus, Hindon Airport ka long-term impact bahut positive hoga. Resale value pakka badhegi, bas thoda patience rakho. 5-7 saal mein toh achha appreciation milega.
Bhai, ₹78L for a 3BHK in Raj Nagar Extension from Aradhaya Associates sounds a bit on the higher side. Mera ek dost bhi wahan dekh raha tha, usko toh 70-72L mein ache options mil rahe the. Aradhaya ka track record toh mixed hi suna hai, especially for timely delivery. Hope your experience is good, but resale mein thoda tough ho sakta hai agar price point already high hai.
Hmm, I've heard mixed reviews too, but their newer projects, especially closer to the highway, are actually getting good traction. What specific issues are you hearing about? Maybe the OP's project is one of their better ones.
Sahi keh rahe ho. Aradhaya Associates ke kuch projects kaafi delay hue hain. Mera friend Ahinsa Khand 1 mein ek project mein stuck hai, possession date pe date mili ja rahi hai. Bahut tension hai.
