Kids have moved out, so we're selling our big house and looking for a compact 3BHK in Gurgaon. My budget is around ₹2.5-3 Cr, aiming for something low-maintenance near Golf Course Extension ya Dwarka Expressway. Honestly, these floor-rise premiums (FRP) aur Preferential Location Charges (PLC) have me confused. Builders like M3M ya Godrej Properties mein, base price ek hota hai, but then high floor ya park-facing ke liye itna extra maangte hain. Is it really worth paying so much just for a specific view or location within the society? For an empty nester like me, elevator access is main priority, view second. Also, in Sector 29 ke projects, Imperialstone Infraparks jaise, are these charges negotiable? Not sure if these add-ons are justified. Builders kehte hain demand hai high floors ki ya specific views ki, but for empty nesters, elevator access is indeed key. Kya kisi ko pata hai Sector 29 ya even Airport Road ke paas, where these charges are more reasonable ya negotiable? M3M mein toh sunte hain they are very rigid.
Sector 29 mein specifically, options limited hain for new projects. Old ones might have lower charges but also older infrastructure. For new launches, builders like M3M or DLF have fixed rates for FRP/PLC, non-negotiable mostly. Best bet is to look at projects slightly off the main road, like towards Basai side, where you might find more flexibility. The per sqft rate might be lower there, offsetting some charges.
