Just got possession at HUDA Smayan Mohali, kuch things unexpected
Just moved into my flat at HUDA Smayan Society Mohali last month and kuch things are really bothering me. Brochure mein toh clubhouse, gym sab dikhaya tha, but abhi tak proper functional nahi hai. Bas ek empty hall jaisa lag raha hai. Aur construction quality bhi... already minor cracks dikh rahe hain walls pe, especially after the rains. Maintenance charges bhi kaafi high hain, but services kaafi slow lagti hain. Kya sab societies mein aisa hi hota hai, ya just bad luck mera? Koi aur HUDA Smayan mein hai toh experience share karein please.

Totally agree with the original post. My friend in Basai also got possession recently, and the gym is still just a shell. Builders delay these common amenities for ages. They know once you've moved in, your options are limited. Keep pushing them, form a residents' association if you haven't already. Collective voice is stronger.
The construction quality issue is a serious one. Minor cracks after just a month, that's not good. Especially after rains, it hints at poor waterproofing or foundation issues. You should get a structural engineer to inspect it, not just rely on the builder's team. This could become a bigger problem down the line.
Bhai, this is why I'm so scared to buy. I've been looking at properties in Baharampur Naya, and every site visit seems perfect, but then you hear stories like this. How do we even trust builders anymore? Are there any builders who actually deliver what they promise?
And always read the fine print in the agreement to sell! Many times, the amenities shown in the brochure are mentioned as 'proposed' or 'subject to change' in the legal documents. That's how they get away with it. Did your agreement mention anything specific about the clubhouse timeline?
I think it also depends on the project size and builder's financial stability. Smaller, less established builders often cut corners. Try to stick to well-known names, even if they are a bit more expensive. It often saves you from headaches later.
It's tough, yaar. You have to do extensive background checks. Look at their past projects, talk to residents in those societies, check for RERA violations. Don't just go by fancy brochures. A builder's reputation is everything, especially in the current Gurugram market where prices are high but quality can be inconsistent.
Sorry to hear about your experience. HUDA Smayan, I heard about them. Construction quality is a major concern with so many projects these days. My friend bought a flat in a society in Badshahpur last year, and they're still fighting with the builder for basic amenities like proper water supply and working lifts. The RERA complaint process is also so slow.
Yes, I agree RERA is slow, but it's better than nothing. Many builders eventually comply after a RERA order. For construction defects, you usually have a 5-year structural warranty period from possession. You should definitely get those cracks documented and send a formal complaint to the builder.
RERA complaints are a joke sometimes. I filed one for delayed possession for my flat in Baliawas and it took almost a year just to get a hearing date. These builders have no fear. High maintenance charges for zero services is just adding insult to injury.
Oh man, this sounds all too familiar. Most builders promise the moon in brochures, but reality hits hard after possession. The non-functional amenities and construction quality issues are a classic red flag. It's not just you, many first-time buyers face this. Did you get a pre-possession inspection done?
No, I didn't get a pre-possession inspection done, didn't even know that was a thing! Now I'm super nervous, what if my future flat also has these problems? This whole process is so overwhelming.
Exactly! My cousin faced similar issues with a project near Airport Road Gurugram. They showed a huge swimming pool and sports complex, but it was just a muddy pit for years. Builders just want to close the deal.
