Just got possession, here is what surprised me completely
Okay I'll be honest, I almost fell for fancy brochure renders. Possession was in March at NDA Century Apartments for ₹95L, aur ground reality dekh kar samajh aya why ready-to-move matters. Log NS Green Valley pe ₹2 Cr+ daal rahe hain without clear delivery, jo mere hisab se pure risk hai. Actual flat dekh ke lena is always better. Disagree? Tell me why.

Aise hi confuse ho raha hu main bhi. Ek taraf price appreciation ka promise hai, dusri taraf ready flat mein peace of mind. Waise what is the next step for you now, interior renovation ka kitna budget alag se rakhna pad raha hai?
This is making me rethink my entire plan. I was almost finalizing an under-construction project near Noida-Greater Noida link road, par har meeting mein sales guys delivery timeline 6 mahine aage badha dete hain. Dil baith jata hai sunke.
Bhai 95L is a big amount for me. NDA Century Apartments ka general price range 80 L to 1.8 Cr dikhata hai portals pe. Was 95L for a 2BHK or 3BHK? Also maintenance charges kitna le rahe hain per month?
Pata nahi mujhe toh fir bhi doubt rehta hai. My friend bought an apartment in Alistonia Estate nearby and warned me that older societies have plumbing issues and seepage which broker chupata hai. Did you do a deep civil inspection before taking final possession?
That price point is usually for their 2BHK or compact 3BHK depending on tower. Maintenance is around 2.5 to 3 rupees per sqft, which is much cheaper than new luxury societies.
Totally agree with your point about brochure traps. Log 2 Cr dekar 4 saal wait karte hain, while prices in Alpha I Greater Noida are already touching crazy peaks for ready homes. It is so scary to put life savings in just 3D videos!
Wahi toh main bhi soch raha tha. But remember, construction delays mean pre-EMI keeps draining your salary every month without getting any tax benefit or roof over your head.
True, but ready to move mein lumpsum payment ka pressure bahut zyada hota hai. In under-construction you pay in small slabs linked to construction. Mere paas ek saath 95L cash arrange karne ka himmat nahi hai yaar.
Bro congrats on getting the keys! Par honestly sunke thoda darr lag raha hai... even I am checking ready to move options around 90L to 1 Cr budget. But is NDA Century Apartments really safe since it says Rera Not Applicable? Did you check all OC CC papers before signing?
Registry is happening now, but you must verify society dues from previous allotment. Honestly seeing the crazy delays in under-construction towers near Expressway, ready flats save you from double burden of rent plus EMI, even if construction style looks slightly older.
I had checked this earlier because my budget is also strictly under 1 Cr. The project was completed around February 2020, which is why modern portal listings show RERA not applicable for this older batch of 320 units. But bhai, registry status kya chal raha hai wahan abhi?
Every time I think I have finalized a decision, another thread confuses me completely. One side people say buy ready-to-move, other side brokers tell me price appreciation will only happen in new launches like that NS Green Valley type stuff. What did the final society inspection look like after you moved in, did any seepage issues show up?
Exactly why I rejected under-construction completely. But what about the overall price bracket here? The portal shows ₹80 L to ₹1.8 Cr range for NDA Century Apartments. ₹95L mein what configuration did you get? 2BHK or 3BHK?
Ajayabpur might be too far if you travel daily to Noida office hubs, daily commute mein half salary nikal jayegi. Better to negotiate hard here.
At ₹95L it is mostly a 2BHK plus study or compact 3BHK depending on tower. Mera toh budget max ₹85L hai, so I am still confused whether to stretch or check near Ajayabpur outskirts.
Brochure vs reality is my biggest nightmare honestly. I spent last weekend checking places near Alpha-II Commercial Belt and marketing guys talk like it is Dubai, ground pe basic road bhi nahi hoti.
Yes, 320 units hi hain total, and the original possession date was back in 2020-02-01, so it is an older ready project. Because it is older, Rera Not Applicable status dikhata hai portals pe. Ye dekh kar thoda darr lagta hai as a first time buyer. What about registry and OC?
Thanks for clarifying about the OC, mujhe laga RERA nahi hai toh scam hoga. But honestly, Noida market right now is brutal for genuine middle class buyers. Under-construction lena matlab double EMI aur rent ka chakravyuh.
OC already received hai since it is an older delivered project, that is why RERA is not applicable here. Don't worry too much on that front, just check the sub-registrar office records once.
Hearing this gives me so much relief, but meri anxiety alag level par hai. We have a strict budget of 90L and seeing projects in Alpha I Greater Noida go completely out of reach was heartbreaking. But ₹95L for ready to move sounds decent. Did you face any hidden charges during possession?
Haan bilkul, even we were asked extra for electrification. By the way, is it true that NDA Century Apartments has total 320 units? I feel smaller societies manage maintenance much better than these massive 2000-flat townships.
Hidden charges toh hote hi hain bhai, usually IFMS, dual meter, aur club charges ke naam pe 3 to 4 lakhs extra maangte hain last moment pe. My cousin booked nearby and had to scramble for funds at the end.
