My new 3BHK in Omaxe New Chandigarh cost ₹1.1 Cr, possession was in March. Honestly, that 12th-floor premium felt steep; still does. I'm kicking myself for not exploring secondary market deals more. Friends buying resale in Mohali got way better per sqft rates and could negotiate 5-10% harder than my builder's 'spot discount'. Is it true you can get more off on resale than new projects? Has anyone found true value in sectors like 49 or 44 through secondary market? Thinking about my next investment.
