Noida Extension — just got possession in a Godrej project near FNG Expressway. Finishing quality is a bit disappointing, honestly. Noticed plaster cracks already. Maintenance charges feel steep. Anyone else facing this with Godrej or other builders like ATS/Gaursons? What's your post-possession experience been?

It's a common problem with many projects, especially in the last few years. Builders are cutting corners to meet deadlines and manage costs. The best thing is to get a professional inspection done right after possession to document all defects. Then you have proof to push for repairs. Don't just rely on their in-house team.
Haan, professional inspection is key. Ek friend ne aise hi kiya tha and it helped him get a lot of things fixed. Also, form a residents' association quickly; collectively, your voice will be stronger regarding maintenance issues.

Plaster cracks toh major issue hai. Kitne maintenance charges charge kar rahe hain Godrej wale? Aur per sqft kya rate tha jab aapne book kiya tha?
₹4.5 per sqft is definitely on the higher side. Mera Alpha-II Commercial Belt mein ek project hai, wahan ₹3.5 per sqft hai, aur amenities bhi better hain. Ye builders toh bas apne pockets bhar rahe hain. Current market conditions mein toh value for money milna mushkil ho gaya hai.
Currently, they are charging around ₹4.5 per sqft for maintenance, which is quite high for the amenities provided. Aur booking ke time 5800 per sqft tha.
Yeh Godrej, ATS, Gaursons... sab bade naam hain, but quality control sabki down ho gayi hai. They focus on sales and marketing, not on actual construction quality. It's a sad reality of the Indian real estate market right now. Buyers are left helpless.

Exactly! The same story everywhere. My uncle took a flat in Alistonia Estate, and the fittings were so cheap. They charge premium, but deliver average. Builders know that once possession is given, buyers have limited options. This is why due diligence is so important.
Bhai, welcome to the club! I got possession of my flat in Gaursons project near Crossings Republik last year. Within 6 months, kitchen sink leakage and bathroom tiles were coming off. Maintenance charges toh aise badha dete hain jaise five-star hotel ho. Did you try contacting their customer service? Usually, they drag their feet a lot.
Ye to sunke aur darr lag raha hai. Is project ka RERA registration number kya hai? Aur possession date kya thi as per agreement?
Gaursons ka to yahi haal hai. Mere ek colleague ne Ajayabpur side mein liya tha unka project. Possession ke time plumbing issues itne the ki poora ek mahina lag gaya theek hone mein. Aur maintenance charges ka toh puchho hi mat, har saal 10-15% badha dete hain bina kisi proper reason ke. Builder lobby bahut strong hai.
Yes, I contacted Godrej's customer service, but they just registered a complaint and said someone will visit. Abhi tak koi response nahi aaya. It's like they just want to hand over and forget.

Totally agree. Mere cousin ne bhi Noida Extension mein liya hai, Godrej nahi but another big name. Same story! Finishing mein compromise dikhta hai clearly. Bahut frustrating hota hai yaar.
