Just got possession at Gokhale Tejalkunj No 2 in March. Honestly, things are a bit different than the brochure. Kids' play area looks decent but equipment feels a bit flimsy, not sure kitna safe hai for daily use. Also, elevators ka response time thoda slow lag raha hai, especially during peak hours. Aur maintenance charges kaafi high hain, but actual service quality doesn't always match, feels like they're just ticking boxes. Anyone else living here, kya aapka bhi yahi experience hai? Should I raise these points with the society management, ya common hai sab naye projects mein?

To the original poster, I'd say definitely raise these points with the society management. Document everything – photos of flimsy equipment, videos of slow elevators, specific instances of poor service. Also, have you checked the RERA agreement for the promised possession date and the amenities list? If there's a significant deviation from what was promised in the brochure and your agreement, you might have grounds to push for improvements. Don't just accept it as 'common'.
The maintenance charges part really hit home. Pune market mein abhi bohot builders maintenance charges inflate kar rahe hain to cover their own costs, especially with rising material prices, but the service quality often takes a backseat. They hire cheap vendors and then residents suffer. For a ₹3.0 Cr project, you expect top-notch service, not just 'ticking boxes'. You pay a premium for that lifestyle, not just the square footage. This is a common complaint I've heard from many new project residents.
Hmm, I agree with U4 on the general sentiment, but Tejalkunj No 2 is still under construction and has total 69 units. It's possible the original poster got possession of a specific tower or an early phase, ya phir it's a soft handover before the official RERA date. Sometimes, they do that to start collecting maintenance. But if that's the case, the builder should be transparent about facilities being incomplete.
U6, exactly! My friend faced similar issues with a project in Sinhagad Road. They gave 'early possession' but the club house was non-functional for another year, and they still charged full maintenance. Builders take advantage of our excitement to move in. So, the original poster's concerns about flimsy equipment and slow elevators are valid, whether it's early possession or not, especially if they're paying for it.
U5, official RERA date 2026 hai, toh agar possession mila hai, it's definitely not the final one. Builders shouldn't charge full maintenance for incomplete facilities.
Yaar, even if the possession date is disputed, the issues U1 mentioned are so real! Builders make these grand promises about amenities and then the actual quality is just sad. Kids' play area, elevators, maintenance – these are basic things. Even in projects near Akurdi, I've heard similar stories of amenities not living up to the hype. It's frustrating for first-time buyers like us.
Bhai, I'm a bit confused. Aap bol rahe ho 'just got possession' in March at Gokhale Tejalkunj No 2? But as per RERA (P52100045478), iska official possession date toh June 2026 hai! And project status is still ONGOING. Are you sure it's Tejalkunj No 2, ya koi aur phase hai? Because agar 2026 ka project abhi se possession de raha hai, toh it's a red flag for quality control.
U2, you're right, it's confusing. Many builders give 'fit-out possession' early but that's not official. U1, aapki baat sahi hai, RERA date is key. Builders often show you a fancy brochure, promise the moon, and then deliver something completely different. My cousin booked a flat near Amanora Park Town, they were promised a 'smart home' system, but got basic wiring. Yeh play area aur elevator issues toh common hain agar project abhi bhi under-construction hai. Check your agreement carefully, especially the possession clause.
Exactly! I was thinking the same thing. Tejalkunj No 2 ka toh price range bhi ₹3.0 Cr se start hota hai, itna high-end project aur itni jaldi possession? Kuch toh gadbad hai. Maybe they meant some other Gokhale project?
