Possession was in March, and I've been living in Swaraj Homes RWA Pocket B Dilshad Garden for a couple of months now. Honestly, some things genuinely surprised me. Builder ne full flat power backup bola tha, but it's mostly just common areas and one light/fan point. Light jaati hai toh pura ghar andhera ho jaata hai. Is this normal for Dilshad Garden societies? Also, water pressure kaafi kam rehta hai, and sometimes tanker bhi bulana padta hai. Not sure agar tank capacity ka issue hai ya locality ka. Lifts ka maintenance bhi thoda slow lag raha hai, waiting times are long. Kya baaki log bhi similar issues face kar rahe hain? Should I expect this to improve or is this the reality?

I had a similar nightmare with a builder near Ansal Villas a few years ago. They promised continuous water supply and a dedicated power substation. Turns out, the water connection was from a small borewell that dried up in summers, and power backup was a single small generator for common areas. We had to shell out extra for individual inverters and water pumps. This 'surprise' element after possession is so common, it's almost expected. Builders just want to close the deal. The current market conditions in Delhi NCR are already tough for first-time buyers, and then these hidden issues just add to the burden.

This is concerning. Swaraj Homes RWA Pocket B, ₹1.1 Cr for a flat? And no RERA? Is this standard for RWA properties in Dilshad Garden or is this project specifically like this? I'm looking in Alaknanda and even there, builders are being tricky with RERA, but at least they promise better infrastructure. Water pressure and lifts are non-negotiables for me.

But even then, basic infrastructure like water tank capacity and proper power backup should be robust. You should check the RWA's minutes of meetings, maybe there's a plan for upgrades or discussions about these issues.
Sahi baat hai! Price point pe toh aur bhi dhyan dena chahiye. ₹1.1 Cr for these issues, it's too much. Dilshad Garden mein options mil jaate hain.
Totally feel you! Builder ka 'full backup' is usually 'full dark' backup! My cousin bought in a society near Anand Vihar last year, same story. Light gayi toh fridge band, AC band, sirf ek bulb jalta hai. And water pressure, don't even get me started. They said it's because of higher floors, but it's clearly a supply issue. It's like we pay premium for basic stuff not working.
