Just got possession of my GC Ultra Premium Luxurious Floors flat in Sector 63 last month. Brochure mein toh sab dikhaya tha, par clubhouse abhi bhi under-construction hai. Gym equipment bhi basic hai. Maintenance charges toh heavy hain, par service quality utni nahi lag rahi. Has anyone else faced this gap between promised amenities aur actual delivery?

This is a common complaint across many
₹2.5 Cr – ₹4.5 Cr for just 4 units, and still the amenities are not up to the mark? That's shocking. For such a premium price, one expects perfection, especially with a possession date of Nov 2023. This market is already tough, and these experiences make it even harder for first-time buyers like us to trust anyone.
Totally relate! My project in Badshahpur also had a 'state-of-the-art' gym that turned out to be two treadmills and a broken cycle. Builders ki marketing teams toh kamaal karti hain.
Bhai, GC Ultra Premium Luxurious Floors? I had looked at this project a while back. The price range (₹2.5 Cr – ₹4.5 Cr) for just 4 units seemed exclusive, but the fact that RERA is not applicable was a huge red flag for me then. Builders often exploit this loophole for smaller projects. It's a classic case of 'dikhao kuch aur, do kuch aur'. Did you check the RERA status before booking, or was it presented as a positive that it's 'boutique'?
Yeah, 'boutique' is often a fancy word for 'no RERA, no accountability'.
To answer your question, when we booked, the sales team downplayed the RERA absence, saying it's a 'niche, bespoke' project with only 4 units, so RERA wasn't strictly required for their specific model. They showed us approvals from other bodies. We were first-time buyers, naive, and fell for the 'exclusivity' pitch. Big mistake, clearly.
You're right about the RERA part. Many small projects bypass it, and then buyers are left with no official platform for complaints. It's a huge risk for first-time buyers.
Oh no, yaar! This is exactly what I'm scared of. Brochure mein toh sab dream jaisa lagta hai, but actual experience sunke darr lagta hai. My friend also booked near Airport Road and faced similar issues with promised facilities. Hope you can get this sorted.
Exactly! My cousin bought in Baliawas and his 'swimming pool' is more like a large puddle. These builders promise the moon and deliver dust. It's frustrating.
Sahi kaha, bhai. Brochure photos are always 10x better than reality. It's a trap!
