Since I took possession of my Umiya Prism flat last month, I've been thinking about the long-term ROI. Honestly not sure if I'm being too optimistic about capital appreciation here. Has anyone tracked its price movement since launch? I'm hoping for decent growth over 5-7 years, but seeing mixed signals. What's a realistic rental yield expectation for a 2BHK there? I'm also worried about the investor-to-end-user ratio impacting rentals and eventual resale. Is there a risk of it becoming a ghost society? The builder's delivery track record seems okay, but sometimes things change. What's the community's take on Umiya Prism's investment potential now? Should I hold or consider other options later?
