posted on 7 MayJust moved in: Gurugram amenities reality check
Possession was in March, and honestly, some promised amenities at my Gurugram society are just not there. How much do these missing features impact resale value or tenant attraction? What did you check to avoid this?

It's a tough situation when you've already taken possession. For Vipul Orchid Square, given the possession date, you might have limited legal recourse for 'missing' amenities that were promised verbally or in older brochures, unless they're explicitly mentioned in your agreement and are clearly absent. Your best bet now might be to gather other residents who are facing the same issue and approach the builder collectively, or look into forming a strong RWA to push for these facilities. So, what are your next steps?
To avoid this, I always tell people to do multiple site visits at different times of the day, talk to existing residents if possible, and scrutinize the builder-buyer agreement clause by clause. Don't just rely on the glossy brochure. For a project like Vipul Orchid Square, with its 2007 possession, it's even more critical to see what's actually on the ground now. I almost bought a place in Badshahpur where the 'commercial complex' was just a plan on paper for years!
U9 is spot on. And try to find out about the maintenance charges too. Sometimes they promise amenities but then the maintenance is so high that no one uses them, or they just stop maintaining them properly.
Site visits are key! Pictures can be very misleading. Always go in person.
Missing amenities definitely hit both resale value and tenant attraction hard, especially for a premium project like Vipul Orchid Square with its price tag. Tenants, especially in Gurugram, pay a premium for lifestyle and convenience. If the gym isn't there or the clubhouse is just a shell, why would they pay top dollar? Resale buyers will also discount heavily because they know they'll either have to live without or pay extra for alternatives. In today's competitive Gurugram market, even a small lapse can make your property less desirable.
This is exactly why I'm so nervous about my first home purchase. My budget is tight, and I can't afford any surprises after moving in. I've heard similar stories about projects in the Airport Road (Gurgaon side) area where promised amenities just vanish. It's like they bait you with a brochure and then deliver something else.
U5, you're right to be nervous. Always check the fine print in the builder-buyer agreement. Usually, things like swimming pools, clubhouses, or even proper power backup are the first to get delayed or downgraded. Builders promise the moon!
Exactly! Which specific amenities are missing for you? Is it basic stuff or more luxury features? Makes a big difference.
Just got possession of my flat in Vipul Orchid Square in March, and honestly, I'm so frustrated. They promised a state-of-the-art gym, a dedicated kids' play area, and even a small convenience store within the society. None of it is fully functional, or even built in some cases! How much do these missing features actually impact resale value or tenant attraction in Gurugram? What did you guys check to avoid this kind of mess before buying?
U3, RERA toh 2016 mein aaya na. Vipul Orchid Square ka possession toh 2007 ka hai. Tab RERA ka scene hi nahi tha. Toh complaint ka chance kam hai, but it highlights the risk.
Vipul Orchid Square? That project's possession was listed as 2007-04-01. Are you sure you're talking about a new possession? And the price range is ₹3.5 Cr – ₹11.5 Cr, that's a huge investment! Koi RERA complaint hai kya is project pe? Missing amenities after such a long time is not acceptable.
Bhai, totally feel your pain! Same thing happened with my previous booking near Basai. Builders make so many grand promises.
