Just moved into Root2Home Royal Park 2 last month, possession was a headache. Honestly, things nobody told me about RERA compliance. Builder ka track record pehle check karna kitna important hai, I realised now. My flat in Crossings Republik, it took almost 8 months extra. Should've checked the RERA site more carefully for past delays. Is there any way to verify a builder's legal cases or complaints before booking? What if they just change project names?

Sahi baat hai, bhai. Builder ka background check is non-negotiable. I always recommend checking local court records, sometimes property lawyers have databases. And be extra careful with new builders. Jaise Suvasa Villa, they have 0 total projects listed, which is a huge red flag for a first-time buyer. Stick to established names, even if it costs a bit more for peace of mind.
Good point about Suvasa Villa! 0 projects is a massive risk. We almost fell for a similar trap. Always check their completed projects' quality and delivery. Not just RERA registration, but actual ground reality.
This hits home so hard. My brother booked a flat in Crossings Republik too, different builder, but the same story. 9 months delay and still counting! We're first-time buyers, invested all our savings. Builder keeps giving vague reasons like 'material shortage' or 'labour issues'. The question about legal cases is so valid. We tried checking online but it's like a black hole. Is there some government portal beyond RERA where we can see if a builder has past legal disputes or complaints registered against them? RERA only shows project status, not their overall history or if they've been sued before.
Haan yaar, consumer forum hi option hai. But that takes years. Mera friend ka case abhi bhi pending hai for a project in Afzalpur, almost 4 saal ho gaye hain.
Your brother's situation is common. For legal disputes, NCDRC (National Consumer Disputes Redressal Commission) and state consumer forums are the primary avenues. You can search for cases there, but it's not consolidated like RERA. Some legal tech startups are trying to compile this data, but it's not official. Builder names changing is a huge problem – often, a new SPV (Special Purpose Vehicle) is formed for each project to insulate the parent company from liabilities.
Totally relate, bhai. Root2Home ka toh record pehle se hi kharab hai. Did you check their RERA number properly before booking? Sometimes these small builders just mess up.
OP here. Yes, checked RERA, but it only showed current status for *this* project, not past delays on *other* projects under different names. That's the loophole I'm talking about. They just registered this one on time, but the underlying company has a history.
Yaar, this is my biggest fear! Root2Home Royal Park 2 sounds like a nightmare. I'm looking at a project near Ahinsa Khand II and the builder's reputation is also a bit shaky. How do you even trust anyone these days? RERA hai, but delays still happen, aur hum first-time buyers ko toh kuch samajh hi nahi aata. Bahut stressful hai ye poora process.
Exactly! Trust deficit bahut high hai. Even with RERA, penalties are often too low to deter big builders. It's like they factor in the delay fines into their project cost. Hum middle-class log toh bas fas jaate hain.
Haan bhai, Ahinsa Khand mein bhi wahi haal hai. Builders bas promises karte hain, aur jab delivery ki baat aati hai, toh sab gayab. Mera ek friend ka project bhi 6 months late chal raha hai.
