Possession was in March. Honestly not sure if I made the right call going for ready-to-move in Sector 10. Everyone said under-construction is a headache, but the EMI is killing me! Should I have risked it with Subhlaxmi Developers? What's the ideal holding period to maximize ROI? Any thoughts?

What's the possession status of other projects in your building? Are people actually living there? That can impact resale value too. A ghost building is a big no-no.
So, OP, what's the latest? Are you happy with your decision now that you've settled in? Would you recommend Sector 10 to others? Give us an update!
@U13 Corner unit hai kya? Corner units fetch a premium, especially if they're well-ventilated. Also, which direction facing? East-facing is considered auspicious.
My advice: focus on paying down the principal amount on your loan. The faster you do that, the less interest you'll pay overall. And that directly improves your ROI.
I bought a plot in Yamuna Expressway 5 years ago. Rates have doubled since then! But plots are a different ballgame than apartments. Risk bhi zyada hai.
Don't stress too much. Sector 10 is a solid location. Just focus on maintaining the property well. That's key for resale value. And avoid Subhlaxmi like the plague.
One thing nobody tells you: the hidden costs! Maintenance charges, parking fees, club membership... these add up! Factor those into your ROI calculations.
Subhlaxmi? Are you kidding me? Their projects are notorious for delays and poor construction quality. RERA registration number check karo before even thinking about them.
@U10 True that. RERA website is your best friend. Don't trust anything the builder says. Unki toh marketing team bhi jhooth bolti hai.
EMI is a pain, but renting in Noida is also crazy expensive. At least you're building equity now. Think long term! Noida is only going to grow, especially with the Jewar airport coming up.
Which floor did you get? And what's the view like? Sector 10 mein park-facing apartments are always in demand. That could affect your ROI.
I bought in Sector 75 three years ago. Under construction tha. Abhi tak full possession nahi mila! Patience is key, my friend. But Subhlaxmi... avoid at all costs. Their projects are always delayed.
@U5 Sector 75 mein kaunsa project? Mera dost bhi phasa hua hai wahaan. Builder ne phir se date extend kar diya lol
@U6 Gulshan Bellissima? That one's notorious for delays. Heard they're blaming the pandemic still!
@U7 Haan yaar, pandemic toh ek excuse ban gaya hai in builders ke liye. They take our money and then do whatever they want.
Ideal holding period depends on your investment goals. Are you looking for rental income or capital appreciation? If capital appreciation, you need to wait for the infrastructure development to catch up. Noida-Greater Noida Expressway is a big factor.
Bhai, EMI toh sabko kill karti hai! Sector 10 is decent though. Subhlaxmi ka naam suna toh dar lagta hai. Holding period depends on market conditions, but generally 5-7 years for good ROI.
Ready-to-move liya toh rent bach gaya na? That's a big plus. Subhlaxmi... *shudders*... unka toh RERA mein bhi naam hai defaulted projects mein.
Sector 10 is good for connectivity. But which project exactly? Some are better maintained than others. As for ROI, depends on how much you bought it for. Kya rate mila?
@U3 Exactly. Location is key. Sector 10 is prime. But building quality varies wildly. Which builder, OP?
