Okay I'll say what no one says: post-possession maintenance is a scam. Just moved in last month to a place in Sector 75. Honestly, the EDC and IDC charges were insane, way more than initially quoted. My experience with the builder's team wasn't great either. Plus, the promised amenities? Half of them aren't even functional yet. I'm paying a fortune for maintenance, and what am I getting? A broken swimming pool and a gym with missing equipment. Anyone else facing this? Also, what's the deal with RWA formation? Still controlled by the builder, it seems. Change my mind. Or tell me I'm not alone?

Honestly, it's buyer beware. Do your due diligence, and be prepared for a long fight. Noida is a great place to live, but it comes with its challenges.
Don't expect anything from the builder once you have possession. Form a strong RWA and fight for your rights. That's the only way.
Be careful - this builder has 3 delayed projects in Noida Extension. Check their RERA registration number before investing further.
Check amenities completion before booking, I made that mistake. Now I'm stuck with a clubhouse that's just a fancy shell.

RWA formation is a long battle. Builders don't give up control easily. You need to get a majority of residents on board and file a complaint with the authorities. Good luck!
Sector 75 is notorious for this. I heard the same about projects near the metro station. Next time, check the builder's track record on RERA website. Delayed projects = red flag.
Mera bhi same experience tha 2 years ago. I threatened legal action for the incomplete amenities, and they finally fixed some of them. It's all about pressure, dost.

U10, depends on the builder and the specific project. Some are better than others. Do your research!
U10, location is good, metro connectivity is excellent. But be prepared to fight for your rights. Negotiate hard on the price and maintenance charges.

EDC and IDC being higher than quoted is almost a given, unfortunately. Did you at least get a discount on the base price? Check your agreement carefully, there might be clauses about amenities completion.
U4, you're right. Agreement is key. I insisted on a penalty clause for delayed amenities. It worked (sort of).
Discount? Bhai, I was just happy to get possession after a 3-year delay! Who even thinks about discounts at that point?
