Just moved into DLF Siris Estate — here's the real truth
Possession for my DLF Siris Estate flat was in March, so I've been living here for a few months now. Honestly, construction quality has been a bit of a mixed bag; kuch minor cracks dikh rahe hain already, aur ek bathroom mein seepage ka issue bhi aaya tha. Builder ne fix kiya, but it felt temporary. Clubhouse facilities were a big selling point, but not quite what we expected. Swimming pool abhi tak full operational nahi hai, aur gym mein bhi kuch machines out of order hain. Brochure mein jo dikhaya tha, usse thoda different hai on ground. Maintenance charges toh mast lete hain, but I wonder if it's really worth it for the current state of amenities. Has anyone else faced this with new projects in Gurgaon, especially about amenities not being fully ready?

It's not just DLF Siris Estate, this seems to be a general trend across Gurgaon's real estate market, especially post-COVID. Builders are facing cost escalations and labor issues, which impacts finishing and timely delivery of amenities. The market is hot right now, prices are high, but buyers need to be extra vigilant. Always check the RERA timelines for amenity completion, not just unit possession. Total units in Siris Estate are 48, so it's a smaller, more exclusive project, which makes these issues even more disappointing.
Haan, the original poster probably got an early fit-out possession or maybe it was a specific tower. But this is a common trick. They give you possession, but the project is still a construction site, and amenities are nowhere near completion. I faced this with a project in Badshahpur. The builder promised a grand clubhouse and sports facilities, but after moving in, it took them another two years to even start work on the tennis courts. And the gym was just a room with 3-4 machines for a complex of 200+ units. Be very careful with what's promised versus what's delivered.
So, what did you do about it? Did you manage to get them to complete the amenities or get some compensation?
Same here! My project near Baliawas had the same issue. They rush possession, probably to meet targets or avoid penalties, but the actual living experience suffers a lot. It's like buying a car but getting it without AC and music system, with a promise they'll install it 'soon'.
Possession date toh 2024-10-01 dikha raha hai. Toh aapko pehle kaise mil gaya?
Yaar, I was actually looking at DLF Siris Estate for investment, but this is making me nervous. The RERA number is RERA-GRG-PROJ-757- 2020, so it's a legitimate project, but quality issues for such a premium property? That's a red flag. My friend bought in Baharampur Naya and had similar issues with delayed amenities, but his unit cost was a fraction of this. Kya yeh sab builders ka tareeka hai customers ko trap karne ka?
Yeh sunke toh aur darr lag raha hai. Hum first-time buyers hain, aur itna bada investment kar rahe hain. Agar itne high-end projects mein bhi yeh haal hai, toh hum jaise budget-conscious log kya karein? Lagta hai abhi rent pe hi rehna padega jab tak market thoda stable nahi ho jaata aur builders responsible nahi ho jaate.
RERA number toh hai, but does RERA really help with amenity delays? What's the possession date as per RERA?
Totally agree. For that price bracket, one would expect top-notch quality and fully functional amenities from day one. I mean, ₹6.5 Cr is a huge amount to pay for a 'mixed bag' experience. This is why I'm so hesitant to book anything right now.
Bhai, totally relate! I'm also in DLF Siris Estate, got possession in March. The minor cracks are one thing, but that bathroom seepage? Exactly the same issue! They fixed it, but I have this feeling it's not a permanent solution. Aur haan, the clubhouse is a joke compared to what was promised. Swimming pool looks half-done, gym mein aadhe machines kaam nahi karte. Maintenance charges toh poore lete hain. Gurgaon mein yeh common ho gaya hai kya ki amenities ka promise karke dete kuch aur hain? Feeling quite frustrated with the gap between brochure aur reality.
Exactly my experience with a project near Airport Road. Builder ne bola tha ek saal mein sab ready hoga, 3 saal ho gaye, swimming pool abhi bhi construction mein hai. DLF Siris Estate ka toh price range bhi bahut high hai (₹6.5 Cr – ₹9.0 Cr), at that price point, you expect perfection, not these basic issues. Yeh builders ka standard practice ho gaya hai ki possession de do aur amenities adhoori chhod do.
Oh no, this sounds bad. Which tower are you in? Is the seepage issue widespread?
Sahi keh rahe ho. Gurgaon mein almost har naye project mein yeh problem hai. Developers brochure mein sab kuch world-class dikhate hain, but on ground delivery is always a struggle. Amenities become fully functional saalon lag jaate hain.
