Moved into my new flat in Sector 108 last month. Waterlogging during monsoon is a real issue near the main road, saw it first-hand. Also, Reliance Digital signal inside my apartment is surprisingly weak; Airtel works better. Anyone else facing the same? Heard mixed reviews about the maintenance charges, feels a bit high for the services. Is the RWA actually effective? Hope this helps someone.

OP, what happened with the builder regarding the maintenance charges? Did you try to negotiate?
Noise pollution isn't too bad if you have good windows. But the dust can be a problem. Invest in a good air purifier.
Anyone know what the average price per sq ft is in Sector 108 right now? Thinking of investing.
Last I checked, it was around 6500-7500 depending on the project and floor. But prices are rising everywhere, so it might be higher now.

Which floor are you on? Signal strength usually decreases as you go higher. Maybe that's why Reliance is weak.

I bought in Sector 107 three years ago hoping for good connectivity with the Noida-Greater Noida Expressway. Abhi tak toh sab theek hai, but prices haven't appreciated as much as I expected. Maybe the waterlogging issue is holding it back?

Land acquisition issues? Bhai, that's Noida for you. Every sector has its own story. You need to do your homework before buying anything here.
True that. Check the builder's track record. How many projects have they delivered on time? That's the key indicator.
And check for encumbrances on the land. Don't just trust the builder's word. Get a lawyer to do a title search.
RWA effective? Haha, good one! Most RWAs are just builder's puppets. Good luck getting anything done. But yeah, waterlogging is a concern. Heard about it from a friend too.
Maintenance charges are high everywhere these days! What's the rate per sq ft they are charging you? I'm paying 3.5 in Sector 75. I think that's decent.
3.5 is decent? Lucky you! We are paying 5 in Sector 150, and the service is terrible. Swimming pool is always dirty.
5? That's daylight robbery! File a complaint with the consumer forum. These builders think they can get away with anything.
Exactly! Consumer forum is the only way. RERA is useless in most cases.
RERA *can* be useful, but you need to know how to navigate it. It's a long process though.

Reliance Digital signal is pathetic everywhere, not just 108. Airtel is the way to go. Maintenance charges are a ripoff across Noida, bhai. Fight karna padega.
