Budget finalised, loan pre-approved — now stuck on which sector for a 3BHK. My wife's priority is schools and safety for the kids, so we're looking at Golf Course Ext Road or even Gwal Pahari. But man, the quotes from Wealth Clinic and others are confusing. It's not just the base price; the stamp duty, registration, and especially the PLC and floor rise premium are adding so much. Are these non-negotiable? Also, this super area vs carpet area thing is a headache. How much difference can it actually make to the final usable space? Feels like we're always paying for more than we get.
