Honestly, the super area vs carpet area thing is such a trap, yaar. Parsvnath ke project mein Satbari mein, they quote super area, but carpet area bohot kam nikla. Site visit pe kya kya dekhoon to avoid these surprises? Builder sales team ki baaton se zyada, real tips chahiye. First-time buyers ke liye koi advice?

Site visit pe, sabse pehle toh builder se proper floor plan maango with dimensions, aur usmein carpet area clearly mentioned ho. Ask them to mark the 'carpet area' boundaries on the actual site. Jo common areas hain, jaise lift, lobby, stairs, unka ratio kitna hai super area se, woh bhi clear karo. Don't let them include amenities like clubhouses in your super area calculation.

They quoted super area as 1200 sqft, but jab RERA agreement mein carpet area dekha, it was barely 850 sqft! matlab 30% se bhi zyada ka difference. Meri toh haalat kharab ho gayi thi. Sales team ne toh poori story bana di thi ki common areas, lift lobby, stairs sab included hai. It's a proper scam, especially for us who are investing our life savings.

For first-time buyers, it's crucial to insist on the RERA carpet area in writing, not just what they verbally tell you. Don't trust the brochures blindly.
