Just took possession, facing the real cost shock
Negotiating actual price in Gurgaon is a big challenge, especially for new projects. Just got possession for my 3BHK in Sector 91 from Satguru Developers. Builder ne bola tha "spot discount" milega, but that was mostly PLC and floor rise adjustment, not the base price. Real negotiation? Mushkil hai yaar. I thought I’d get a good 5-7% off, but barely managed 2% on the actual property value. Plus, hidden charges at possession are real. Maintenance advance, electricity meter, club membership – these added another ₹5-6 lakhs on my ₹2 Cr flat. Nobody tells you this upfront. Dwarka Expressway projects mein bhi same scene hoga, I guess. Did anyone manage better cuts on base price? Or is it always about these other charges? Hope this helps someone planning to invest.
