Ulsoor keeps coming up every time I shortlist something for an upgrade. I'm currently in a 2BHK, planning to jump to a 3BHK or a small villa. Visited a Ferns project near Ulsoor, prices are quite high. My main concern is getting maximum value. Does negotiation actually work on new properties in Bangalore, especially on things like PLC? Yaar, builders seem firm. Or is secondary market better for real negotiation on the total cost? What's the realistic discount one can expect for a 3BHK around ₹1.5 Cr? Koi idea hai?

Totally agree! Ulsoor toh prime hai, but Ferns ke projects ka price tag hamesha out of reach lagta hai. I visited their place in Sarjapur and even there, negotiations were next to impossible. Lagta hai they don't even bother with first-time buyers like us. Value for money is the biggest struggle, especially with that 1.5 Cr budget for a 3BHK. Good luck yaar!
