Just visited Ansal Sushant City – my amenity doubts
Been looking for a 3BHK for my growing family for months now. My wife's priority is a safe environment for the kids and good amenities. We saw Ansal Sushant City and the brochure looked great, but honestly, I'm worried about what actually gets delivered. For people living there, how are the promised amenities vs. what you got at possession? Is the children's play area genuinely usable and safe, or just a ticked-off checkbox? And what about maintenance charges? Are they worth the actual service quality? Don't want to pay high charges for ghost facilities, you know? Any advice or experiences from Chandigarh residents, especially families, would be super helpful. Is Ansal Sushant City a good place for kids?

Maintenance charges are such a headache. Paying for services you don't even get! Is Ansal known for high maintenance post-possession?
Haan, exactly! Do they even provide a breakdown of these charges? What if the services are not up to the mark after paying so much?
My neighbour has a flat in one of Ansal's older complexes, and they complain constantly about the maintenance. High charges, but common areas are often dirty, and security is lax. So, yes, that's a valid concern for Ansal Sushant City too.
It's tough out there for first-time buyers. I'm also looking in the Chandigarh area, maybe Mullanpur Garibdass side. Given the current market conditions, are builders more likely to cut corners on amenities to save costs? Or are they under pressure to deliver better to attract buyers?
Market slowdown means more pressure on builders, so quality can suffer. Be careful.
That's a good question. Market is a bit slow right now, so some builders might try to save costs, yes. But established ones often try to maintain reputation. It's a double-edged sword. Some might offer more to attract, others might skimp. Best to compare multiple projects, especially from different builders in the same area like Mullanpur. What's their reputation for past projects?
U1, you've hit the nail on the head! I had a nightmare experience with another builder (not Ansal, but same league) where the 'clubhouse' was just a small room and the 'jogging track' was literally just around the building. The RERA agreement was vague on amenity specifics. Does Ansal Sushant City's RERA document clearly define the amenities and their specifications? That's the only legal protection we have, right?
RERA is good, but builder still finds loopholes. We need more transparency.
U9 is right. RERA helps with delays, but for amenity quality or exact specifications, it's a grey area. My friend booked in another project which was RERA registered, but they still fought for months to get the promised gym equipment. My advice: check if they have a sample flat or a completed phase you can actually visit. What's shown is what's delivered, usually. If they don't, be very wary.
RERA documents *should* define amenities, but often they use generic terms like 'recreational facilities' or 'landscaped gardens' without specific details like size, type of equipment, or completion timelines. For projects in New Chandigarh, I've seen this happen a lot. You have to read the fine print very carefully. Is there a RERA registration number for Ansal Sushant City?
Oh man, this is my biggest fear! We also visited Ansal Sushant City and loved the concept, especially for kids. But my wife was also skeptical about the 'promised' vs 'delivered' amenities. We're on a tight budget, so every penny for maintenance needs to be worth it. Is there any way to verify these things before booking?

Totally agree with U7. Builders show one thing, deliver another. Very frustrating for first-time buyers like us.
Exactly what U1 said! My cousin booked a flat in one of Ansal's older projects outside Chandigarh, and the swimming pool was 'under construction' for like two years post-possession. The children's play area was just a couple of rusty swings and a slide on barren land. Definitely not 'safe and usable' for toddlers. For Ansal Sushant City, I'd suggest checking their past projects nearby and talking to existing residents there, if possible. Don't just rely on the glossy brochure.
Bhai, Ansal ka track record toh mixed hai. Sushant City abhi fully occupied nahi hai, toh amenities ka real picture thoda mushkil hai. But from what I've heard about their other projects near Manimajra, sometimes the actual delivery can be a bit different from the brochure. Kids' play area usually exists, but the quality of equipment and upkeep can be a concern. So, your doubts are valid.
