Kakrola: Daily struggles overshadow potential
My possession for the flat in Kakrola was just last month, and I'm already facing some unexpected realities. Builder ne toh sab acha dikhaya tha, but ground reality thodi alag hai. Water supply ka issue hai, mostly borewell pe depend karna padta hai. Power cuts bhi kaafi common hain, aur society ka backup system utna reliable nahi lag raha. Outside the society, civic cleanliness bhi ek concern hai, especially with stray dogs around, which makes me a bit worried for kids. Log bolte hain investment potential bohot hai due to upcoming infra, but yeh daily issues dekh ke lagta hai kya future mein sahi appreciation milega? Jo price pay kiya, is it justified for these daily struggles? Community se thoda first-hand experience chahiye – is it just my building or is this common in Kakrola? Should I reconsider my long-term plans here?

Borewell dependency is a huge red flag. Noida Authority water supply is supposed to be standard. If your society is still on borewell, it means the builder hasn't completed the necessary municipal connections or the area itself isn't fully integrated. Check with your neighbours about the water source and quality.
Emotional frustration with builders is real. They lure you with brochures and then leave you hanging. Mera bhi same experience tha with my first flat. It's like they're just selling empty promises.
As a first-time buyer, this is exactly what scares me. You put all your life savings, take a huge loan, and then face these basic issues. It makes you question everything. Should I just stick to an established area even if it's more expensive?
Noida mein civic cleanliness ka issue toh common hai, especially outside gated communities. Authority ko aur active hona padega. Kakrola mein, the areas closer to the Expressway are slowly improving, but the interior lanes are still a mess.
Overall, OP, your concerns are valid. Don't dismiss them. While Kakrola has future potential, your present living conditions matter. Try to get active with your RWA or form one. Document everything (photos, emails to builder). If things don't improve, consider legal options or selling, but that should be a last resort. Patience and persistence are key here.
So OP, what's your next step? Have you tried talking to the builder's facility management team directly? And did you get clarity on the OC status? Keep us updated, this thread is helpful for many.
Builder ne toh 'smart city' ka blueprint dikhaya hoga, aur ab 'smartly' ignore kar raha hai complaints. Lol. Seriously though, OP, gather all residents facing similar issues. Strength in numbers.
Noida ka real estate market is booming right now, especially with the Jewar airport and Film City projects. But that doesn't mean every area will appreciate equally. Kakrola ka potential is there, but it's more of a 7-10 year play, not a quick buck. Daily issues will eventually get sorted as more people move in and pressure builds.
Always check amenities completion before booking, I made that mistake. My builder showed a swimming pool in the brochure, but even after possession, it's just a concrete pit. Lesson learned: visit the site multiple times, talk to current residents.
Jo price pay kiya, is it justified for these daily struggles? OP, what was your per sqft rate? Kakrola mein abhi bhi 4.5-5.5k/sqft chal raha hai. If you paid more than that, you might have overpaid for the current infrastructure.
Sector 150 ka avg rate 7k/sqft hai abhi, aur wahan bhi kuch societies mein initial issues hain. But Kakrola is a different segment. Agar aapne 4.5k ke aas paas liya hai, then it's still a decent entry point, provided the civic issues get resolved in 2-3 years.
As an NRI, I invested in Noida for my parents, expecting better infrastructure. These daily struggles are disappointing. In the US, you rarely hear of such basic utility issues in new constructions. India needs stricter regulations. Hope it gets sorted for you, OP.
Main toh rent pe hu Kakrola mein, aur yahi problems dekh raha hu. Society mein toh theek hai, but bahar ka area is a mess. Stray dogs, garbage, street lights missing. Soch raha tha kharidne ka, but now I'm having second thoughts. Is there any specific sector within Kakrola that's better?
U8, Kakrola mein society-specific improvements hain. Some older societies near the main road are better managed. New ones near the Expressway are still developing. No one specific sector, it's more about the specific builder and RWA.
Kakrola is a mixed bag. Some pockets are decent, others are still very raw. Don't just look at the price. Look at the builder's past projects, their RWA's reputation, and local civic body's involvement. Sometimes, a slightly higher price in a developed sector is better than a cheaper one with daily headaches.
U9, absolutely right! My rule of thumb: If the builder has more than 2 projects delayed by over a year, avoid. Check their RERA history. Kakrola has both good and bad developers.
Mera bhi similar experience tha 3 saal pehle in Sector 78. Builder ne bola 24/7 power, paani. Jab move kiya toh generator 4 ghante chalta tha, aur paani ka pressure itna kam ki top floor pe aata hi nahi tha. We formed a resident welfare association (RWA) and relentlessly pursued the builder and local authorities. It took 2 years, but things improved. Don't give up, OP. Form an RWA, that's your best bet.
OP, which builder is this? And what's your possession date on the RERA certificate? Check if the builder has completed all promised amenities as per RERA. Sometimes, they get occupancy certificate (OC) without completing everything. Yeh water/power issues OC se linked ho sakte hain.
U6, good point. Many builders show amenities on paper but delay actual implementation. OP, check your builder-buyer agreement for specific clauses on water/power backup. RERA site pe project details bhi check karo.
U6, RERA certificate is just for project registration, not for quality control of daily services. OC is more critical. OP should check if the society has a proper OC. Without it, municipal services can be an issue.
U18, exactly! OC is key. Our society in Ghaziabad struggled for years without proper OC. Water supply was tanker-dependent. Builder ne toh bas possession de diya tha.
Bhai, you're not alone! Kakrola mein ye issues kaafi common hain, especially water and power. My cousin lives near the Sector 121 border, same complaints. Builder ne kya promise kiya tha? RERA complaint file ki hai kya?
U1, exactly! Builder ne toh sab dikha diya, but OC mila bhi hai kya? Without OC, these issues are common. Builder ka naam batao OP!
Yaar, ye toh standard tactic hai builders ka. Kakrola ka potential no doubt hai because of the Expressway connectivity and upcoming Metro extension. But daily grind is real. Which builder is this? Naam batao so others can be careful.
U2, potential toh hai but kitne saal mein? 5-7 saal toh minimum lag jaate hain. Tab tak yeh daily struggles kaun jhelega? Families ke liye tough hai.
Hmm, I was considering Kakrola for investment, but this is concerning. Power cuts and water issues are deal-breakers for families. Stray dog problem is bad everywhere in Noida though, not just Kakrola. Did you check the society's maintenance charges before buying? Sometimes they promise backup but charge extra for fuel.
Dekho, daily issues toh hain, but long-term vision rakho. Kakrola will develop, it's strategically located. Greater Noida West (Noida Extension) ki tarah early struggles hain but appreciation will come. What was your per sqft price? Below 5k, it's still a good bet.
U15, Sector 150 is a different league, premium segment. Kakrola is more affordable. For someone looking for entry-level investment near Noida, it's still good. Par haan, living quality ka point valid hai, builder ko pressure daalna padega.
U11, Proposed link road kab banega, that's the question! Government projects take ages. Builder ne bhi toh bola hoga 'upcoming metro, upcoming road' but reality is different. Don't fall for future promises.
U4, bhai, long-term vision sab theek hai, but living quality ka kya? If I can't live peacefully, what's the point of appreciation? My friend bought near Kakrola in 2018, still struggling with basic amenities. Appreciation has been slow compared to Sector 150.
U4, exactly! Infra development is key. The proposed link road to Greater Noida and the new commercial hubs around Knowledge Park V will definitely push values up. These initial issues are teething troubles.
