Guys, I'm thinking of investing in Kakrola, Noida. Property prices seem reasonable, but is it worth it? I'm looking at a 3-5 year horizon. Kya ROI milega? Has anyone invested there recently? Also, what's the real deal with the water supply? Heard some stories about tanker dependency. And power cuts – kitni der tak hoti hain? I'm worried about resale value too. Can you easily sell if needed? Anyone living there currently? Mujhe advice chahiye. Is it a good area for families? Which builder is building quality stuff there? Tell me your experience yaar. Thanks!

One thing I learned is to check the distance to the nearest metro station. That can make a big difference in your commute and resale value.
Honestly, I'd avoid Kakrola for now. Too many issues to deal with. Better to invest in a more established area, even if it's a bit more expensive.
So, OP, what did you decide? Are you still considering Kakrola, or have you changed your mind?
My two cents: Kakrola has potential, but it's a long-term play. If you're looking for quick ROI, look elsewhere. And research the builder thoroughly!
I'd suggest visiting the local market and talking to residents there. They'll give you a real picture of the living conditions.
Current market conditions are not great for sellers. Interest rates are high, and demand has slowed down a bit. Keep that in mind if you're planning to sell in 3-5 years.
Someone mentioned Gaursons. I've heard mixed reviews about their quality in Kakrola. Do your due diligence before investing.
Bhai, Noida is becoming so expensive! Where else can a middle-class guy invest?
That's the question, isn't it? Maybe Ghaziabad or Faridabad? But be careful there too.
I heard the FNG Expressway is supposed to improve connectivity to Kakrola. Anyone knows when that's happening?
FNG Expressway is always 'supposed' to improve things. Don't hold your breath, U16. It's been under construction for ages!
My experience? I bought a plot there 5 years back. Prices have appreciated, but not as much as I expected. The water problem is real, and the roads are still not great.
Don't just look at the price per sqft. Check the carpet area carefully. Some builders inflate the super area to make it look cheaper.
Good point, U18! Aur maintenance charges bhi pooch lena pehle se. They can be surprisingly high.
Kakrola is developing, yes, but slowly. If you're looking for quick returns, this might not be the best option. Consider other sectors with better infrastructure.
Which builder are you looking at? Some are better than others, even in Kakrola. Gaursons is generally considered decent, but their prices might be higher.
Gaursons is okay, but check their payment plan carefully. They can be quite strict with installments.
For families, I'd say Kakrola is still not ideal. Schools and hospitals are a bit far. Better to look at sectors closer to Noida Expressway.
True, U13. Connectivity is a big issue if you have kids and need to commute daily.
Bhai, resale value is a gamble. Noida extension mein bohot supply hai. Unless the area develops significantly, resale mein profit mushkil hai.
Sahi rahega? Depends on your risk appetite, yaar. Low price point hai, but for a reason. Check the builder's RERA registration and past projects carefully. Don't just go by promises.
Exactly! RERA mein jaake pura khandan nikal lo builder ka. Delayed projects, complaints... sab pata chal jayega.
RERA is your best friend, U4 is right. Also, visit the site multiple times, different times of the day, to get a feel for the area.
Water supply is definitely an issue in Kakrola. My friend lives there, and they rely heavily on tankers. Power cuts bhi hoti hain, especially during the summer. Resale might be tough.
I invested in Kakrola 4 years ago, thinking prices would shoot up. Abhi tak toh kuch khaas nahi hua. Rent bhi mushkil se milta hai. Regret kar raha hoon thoda.
Oh no, U8! Which project did you invest in? Maybe things will improve with the Jewar airport coming up?
Jewar airport is still far away, U9. Don't bank on it too much. Infrastructure needs to improve drastically in that area first.
Kakrola? Bhai, thoda risky hai. ROI toh depends on the builder and project, but water and power issues are a real concern. I'd suggest looking at sectors closer to Pari Chowk first.
I agree with U2. Kakrola is still developing. Infrastructure problems can eat into your returns. Have you considered sectors 143 or 144? Better connectivity and more developed.
