Kakrola: Reality check on claimed investment potential?

Property prices in Kakrola seem high, considering it's pretty far inside. I'm seeing 40L for a 2BHK. Is appreciation really possible with the distance from the metro? What's the actual rental demand? I've heard water supply can be a problem too. Thoughts?
