Guys, Kakrola Village mein investment karna sahi rahega? I'm based in Dubai, can't visit often. Security kaisi hai wahan? Rental potential hai kya? Any insights on waterlogging bhi please?

Bhai, Noida extension mein bhi same haal hai. Builders are making a killing and the infrastructure is lagging behind.
Don't even get me started on Noida Extension! I'm still waiting for possession of my flat after 7 years!
Dekho, if you're looking for appreciation, Kakrola might not be the best bet. But if you're looking for affordable housing and don't mind the challenges, it could be an option.
So, OP, what are you leaning towards now? Still considering Kakrola or looking at other options?
What's the current property rate in Kakrola Village? Any idea? I'm seeing different numbers online.
Depends on the builder and the project, U19. But roughly around 3500-4500 per sq ft I think.
Yeah, around that range. Negotiate hard with the builder! They always inflate the prices.
I agree with U18. As an NRI, peace of mind is important. Don't invest in areas with known security or infrastructure issues. Pay a little extra and go for a safer option.
My friend bought a plot in Kakrola a year ago. He's now regretting it because the approach road is terrible. It's a nightmare during the rains.
So, overall, sounds like Kakrola is a gamble. High risk, potentially high reward, but definitely not hands-off for an NRI.
Sector 150 is too expensive yaar, U13. Kakrola is for people looking for affordable options. But yeah, you get what you pay for.
Has anyone checked the RERA registration for projects in Kakrola? That's the first thing you should do before investing.
Good point, U15. I'll check. Where can I find the RERA details online?
UP RERA website pe mil jayega. Just search for the project name or builder.
Waterlogging is a serious problem in Noida in general. Kakrola is no exception. Be prepared for that during the monsoon season. Invest in a good pair of gumboots!
From an NRI perspective, it's difficult to manage properties in areas like Kakrola remotely. Better to invest in well-established sectors with good property management services.
U7, which builder are you talking about? Name and shame them! We need to be careful.
Yes, please tell us the builder's name! I'm also considering a property there.
Haan yaar, builder ka naam batao. Otherwise it's just hearsay.
Security is definitely an issue in Kakrola. I've heard stories of thefts. Get a good security system installed if you plan to invest. And CCTV bhi lagwana zaroori hai.
Dekho, investment ke hisab se better options bhi hai Noida mein. Sector 150 mein dekh lo, rates are higher but the infrastructure is much better. Plus the new Jewar airport is a game changer.
Risky? Depends on what you're looking for, U1. It's definitely more affordable than sectors like 75 or 76. But yeah, security is a valid concern. I'd say visit at different times of day if you can.
Kakrola... hmm. My cousin lives there. He says electricity is a major problem. Power cuts are frequent. Waterlogging bhi suna hai maine. Rental potential is decent for students maybe?
Rental potential for students? U3, which colleges are nearby? Asking for a friend who has a property there.
Amity University is not too far. Galgotias bhi accessible hai. But transport is an issue from Kakrola. Need to factor that in.
Shiv Nadar University is also a possibility, although further away. Need to consider bus routes and affordability for students. Kakrola is cheaper rent wise for sure.
I invested in Kakrola 5 years ago. Biggest mistake of my life. Builder ne chuna laga diya. Promised amenities are still not complete. Don't fall for the low prices, bhai.
Kakrola Village? Bhai, thoda risky toh hai. Security ka issue rehta hai, especially for someone living abroad. Rental potential is there but not as high as sectors closer to the metro. Waterlogging ka scene monsoon mein definitely hota hai.
