Anyone living in Kakrola Village, Noida currently? Planning to buy near wahaan, but I'm worried about the water supply. Heard mixed things. Is it mostly tanker dependent? Municipal water aata bhi hai ya nahin? My biggest fear is daily water problems. Also, how bad is the traffic situation during peak hours going towards Pari Chowk? I visited on a Sunday, so it seemed okay, but I'm guessing weekdays are a different story. Any first-hand experience would be super helpful. Thinking of investing here because prices are relatively lower, but pani and traffic toh crucial hai. Is Kakrola worth it, considering these issues?

Kakrola is developing, but it's still behind other sectors in Noida in terms of infrastructure. Keep that in mind.

Thanks everyone for the honest feedback! Seems like water is a bigger issue than I initially thought. I'll probably explore other options closer to the expressway.
Prices are lower in Kakrola for a reason. Water and traffic are major issues. Unless you're okay with those compromises, I'd suggest looking elsewhere.
Anyone know the current property rates per sq ft in Kakrola Village?
Depends on the project and location within Kakrola. Expect around 3500-4500 per sq ft for apartments.
Land rates are different, apartments are different. Which one are you looking for?
Rising property rates everywhere else are pushing people towards areas like Kakrola. But be careful, do your research properly.
My advice: rent in Kakrola for 6 months before buying. See if you can handle the water and traffic situation. Then decide.
What about the Yamuna Expressway Authority plots near Kakrola? Are they any better in terms of water supply?
Yamuna Expressway Authority plots are generally better planned, but still, water is a concern. Check with the local residents' association.
Those plots are further away from Pari Chowk, so traffic might be even worse!
I bought a flat in a so-called 'luxury' project near Kakrola 3 years ago. The builder promised 24/7 water supply. Reality is, we get water for maybe 4 hours a day. Filing a RERA complaint now.
Which project, U18? Please share the builder name so others can be aware.
RERA complaint se kuch hota hai kya? I heard it takes ages to get a resolution.
U20, RERA is your best bet. It's a slow process, but it's better than nothing. At least you have a legal recourse.
My friend lives in Kakrola Village. He says they get municipal water for about 2 hours in the morning, but it's not enough. Rest of the day, they rely on tankers. He's planning to move out soon because of this.
2 hours? That's barely anything! Tanker walon ki toh Diwali hogi hamesha. I think I'll pass on Kakrola.
Don't just rely on anecdotal evidence. Check the Jal Nigam website for water supply schedules and planned maintenance. Sometimes there are temporary issues that get resolved.

Website pe toh sab achha hi dikhayenge bhai. Ground reality is often different. I tried calling them once, no response!
I invested in a plot in Kakrola 5 years ago thinking prices would skyrocket. Abhi tak toh kuch nahi hua. Maybe because of these issues you guys are discussing.
I'm also considering Kakrola. Which specific projects are you guys talking about? Builder name is important. Some builders are better than others in managing water supply.
U3, builder matters a lot! Check their RERA registration and past project delivery. Delayed projects are a red flag. Also, visit the site multiple times at different times of the day to assess traffic yourself.
Traffic is crazy! I used to live in Sector 16B and the commute to Pari Chowk was soul-crushing. Now I'm near Botanical Garden metro station, much better. Think about connectivity too!
Haan exactly, metro connectivity is a game changer. Pari Chowk area is still developing, infrastructure is lagging behind.
U5, Botanical Garden is expensive yaar! Kakrola is tempting because of the lower prices. But your point about traffic is valid.
U7, consider sectors along the Aqua Line metro. It's a good balance of affordability and connectivity. Knowledge Park area might be an option.
Kakrola? Bhai, water is a big issue there, especially in summers. Tanker mafia ka raj chalta hai. Municipal water toh naam ka hi hai. Traffic towards Pari Chowk is a nightmare during office hours. Expect delays of at least 30-45 minutes.
Exactly! Prices are low for a reason. Pani nahi toh kuch nahi. I'd suggest looking at sectors closer to Noida-Greater Noida Expressway. Thoda expensive hoga, but peace of mind milega.
