Kala Patthar upgrade: Is the premium justified?

Kala Patthar keeps coming up every time I shortlist something. I'm currently in a 2BHK and thinking of upgrading to a 3BHK there. Prices seem high, are they justified? Metro connectivity kaisi hai, especially for daily commute to Delhi? Aur paani ka issue kitna serious hai? Any hidden costs to watch out for?
