Kala Patthar: What's the real ground reality?

Kala Patthar keeps coming up every time I shortlist something in Ghaziabad. I'm seeing some 2BHKs around ₹60-70L there, which seems okay for a first home. But I'm honestly not sure if these prices are justified, given the traffic I hear about. Is there any negotiation room, or are these prices pretty firm? My parents keep saying to check the real daily life vibe. How's the traffic during peak hours, especially for someone commuting towards Delhi/Noida? Is it a nightmare, or manageable? And what's it actually like living there day-to-day? Any issues with basic stuff like water or power? I'm looking at a project by Gaurs there, but also checking out ATS. Just trying to get a reality check before I commit. Should I be worried about anything specific? Hope someone can share their experience.
