Kalka Apartment mein long-term ROI expectations kya hain, given current market? I've been tracking this property for a while. Pre-launch prices se capital appreciation kuch khaas nahi dikha abhi tak. My calculations suggest rental yield 3% se upar jaana mushkil hai. Kya kisi ne actual rental income experience kiya hai yahan? Also, resale market kitna liquid hai? investor ratio end-user se zyada toh nahi? Ghost society banne ka risk hai kya? Share your real experiences please.

Honestly, U2, agar aap end-user ho aur aapko location pasand hai, toh negotiate kar ke shayad ek deal ban jaaye. Lekin investor perspective se, jaise OP ne bola, returns are questionable. Rental yield 3% se upar jaana mushkil hai aur liquidity ka issue already discuss ho chuka hai. Plus, high loan interest rates bhi hain abhi. So, purely investment ke liye, I'd say there are better options out there. This project seems more suited for someone who just wants a roof over their head, not for capital appreciation.

Maine bhi ek project mein फस गया था Ansal Villas ke paas, builder ne promises kiye the high returns ke, but possession mein 2 saal ki delay. Mera saara capital block ho gaya. Kalka Apartment mein bhi agar builder ki reputation clear nahi hai aur possession date ke baad bhi 'status null' dikha raha hai, toh bahut risky hai. Especially current New Delhi market mein jahan buyers already cautious hain.
Sahi kaha U16! Mera bhi experience Alaknanda ke paas ek project mein similar tha. Builder ne bas marketing hype banayi thi. Possession delay, quality issues, aur ab resale value bhi nahi mil rahi. Jab tak builder ka track record crystal clear na ho, aur RERA compliance na ho, aise projects mein mat ghuso. First-time buyers ke liye ye bahut badi mistake ho sakti hai.
U16, what about RERA registration details for Kalka Apartment? Kya kisi ne check kiya hai? Agar RERA mein bhi issues hain toh seedha skip karna chahiye. Anand Vihar mein bhi similar cases dekhe hain.

U11, location theek hai, but investment ke liye utni promising nahi lag rahi. Bas connectivity se returns nahi aate.

Totally agree with U1. Mere ek dost ne bhi aise hi ek project mein invest kiya tha, rental income expectations poori tarah se flop ho gayi. Sirf 2% mil raha hai aur tenant bhi mushkil se milte hain. Kalka Apartment mein bhi same situation lag rahi hai, especially with that 'null' status.
