Already have a 2BHK, now looking at Kalka Apartment for investment. Iska resale market kitna liquid hai? What's the capital appreciation trend here? Not sure if its long-term ROI justifies the premium.

Be careful about hidden costs and maintenance charges. Builders often quote a base price but then load it with IFMS, club membership, parking, etc. Make sure the 45-75L range includes everything. Plus, check the builder's reputation; sometimes a good project can be ruined by poor post-possession management.

I actually inquired about Kalka Apartment last year. The base price was around ₹8000-9000 per sqft for a 2BHK, which for 600-900 sqft (assuming standard 2BHK sizes for that price range) comes out to 48L to 81L. It's on the higher side, true. Delhi real estate is currently seeing a bit of a plateau, especially for properties in this price bracket unless it's ultra-premium or distress sale. So, capital appreciation might be slow for the next 2-3 years. Liquidity will depend entirely on how desperate the seller is.

Agar long-term investment ka soch rahe ho, toh Delhi mein demand toh hamesha rahegi. Par haan, 45L se shuruat thodi high end hai for a first-time buyer. But for investment, it could work if you hold it.
Agreed with U6. Location is key. I bought a 1BHK near Alaknanda a few years ago thinking it was prime, but the appreciation has been dismal compared to what I expected. The builder promised the moon, but connectivity improvements never materialized. Be very careful about "location advantage" claims for Kalka Apartment; verify it yourself, don't just go by what agents say.
Location advantage? Kahan ka advantage? Near which major hub? I mean, 45-75L is a big range. Is it really comparable to places like Anand Vihar in terms of connectivity or appreciation? Specify the area, yaar.
