Kanakapura Road: Construction-linked payment plan ka kya scene hai?

Kanakapura Road keeps coming up every time I shortlist something for a 3BHK. Keya Homes mein ek project dekh raha tha near Kumbalgodu, price around ₹1.2 Cr. Builder sales team is really pushing for construction-linked payment plan (CLP). Honestly, I'm not sure if that's actually better for us buyers ya sirf unke cash flow ke liye. My parents keep saying full down payment is safer, but that's a huge EMI burden. Construction delays toh common hain na Bengaluru mein? Then EMI aur rent dono dena padega, it's making me really nervous. Has anyone gone for CLPs recently, especially with Keya Homes? Kya hidden catch hota hai? Should I just push for a down payment plan instead? Ab samajh nahi aa raha.
