Kasturi The Balmoral Hillside's appreciation is overrated for investors

Did a site visit to Kasturi The Balmoral Hillside last weekend. Fed up of renting yaar, so finally looking at investment options. This project starts around ₹4.5 Cr. Builder ka track record toh acha hai, but it's still under-construction. Pune mein, is range ke projects ka capital appreciation kaisa rehta hai? Is the resale market liquid enough for such high-end properties? Not sure if this investment makes sense long-term. Any thoughts on ROI?
