Is Kaushambi's real ground reality matching its current price tags, honestly? I'm in real estate myself, but buying for my own family, I'm finding the 'value' narrative a bit thin. Everyone glorifies its location, but nobody talks about the actual infrastructure strain or maintenance issues in many societies. Are the older blocks still worth it, or are newer, smaller projects just riding on the old glory? I think the 'undervalued' train left years ago. Disagree? Tell me why.

Yaar, I visited a flat in an older society near Anand Vihar station, and the lift looked like it was from the 80s. Maintenance charges were ₹4000 for a 2BHK! Is this normal for Kaushambi, or was that an exception? My budget is tight, so every penny counts.

U5, ₹4000 for a 2BHK in an older society is pretty standard, maybe even on the lower side for some of the well-maintained ones. My friend pays ₹5500 in a society near the Kaushambi metro. It's a big hidden cost many first-time buyers don't factor in.
I understand the frustration, but let's not paint everything with the same brush. Kaushambi still offers better connectivity to Central Delhi than many parts of Noida or even Ghaziabad. Yes, some older societies have issues, but newer, smaller projects are coming up with better amenities. The appreciation might not be explosive like before, but it's stable. For someone working in East Delhi, it's still a viable option. You just need to be very selective and check the RERA status properly.
So, is there ANY project in Kaushambi that's actually worth considering right now, or should we just look elsewhere? Builder Aegis Homes ka koi project hai udhar? Any specific society recommendations?
To answer U3, I almost booked a flat last year in a 'new' project near the main market, but then found out the builder didn't even have all the approvals. RERA number was missing! It was a small-time developer, not Aegis Homes or anything big. So, be very, very careful with any 'new' project claims in Kaushambi. The older ones have issues, but at least they're established.
U3, I'd say look towards Vasundhara or Vaishali instead. Better value for money right now.
U3, honestly, it's tough. Most Aegis Homes projects I've heard about are in other parts of Ghaziabad, not directly in Kaushambi. For Kaushambi itself, you might find some decent options in Ahinsa Khand II, but even there, prices are inflated for what you get. Check the maintenance records before committing.
Bhai, you hit the nail on the head. My cousin bought in Kaushambi three years ago, thinking it was a steal. Now he's regretting it. The traffic on NH24 is a nightmare, and finding good parking is a war every evening. Plus, the older buildings, even some in Abhay Khand, have issues with water supply sometimes. The 'location, location, location' mantra only goes so far.
Totally agree with the OP! I've been looking in Kaushambi for months, and the prices just don't justify the ground reality. The connectivity to Delhi is great, no doubt, but societies like those in Ahinsa Khand 1 seem so old and rundown. Maintenance charges are sky-high, and for what? The 'undervalued' ship sailed ages ago. I feel like I'm paying Delhi prices for Ghaziabad infrastructure. Very frustrating for a first-time buyer like me.
U1, the current market conditions in Ghaziabad are tricky. Interest rates are up, and while demand is there, buyers are becoming very price-sensitive. Developers are holding onto high prices in established areas like Kaushambi, but discounts are available if you negotiate hard, especially for ready-to-move-in flats. Don't rush into anything.
U1, exactly my thoughts! I was looking at a 3BHK, and the asking price felt like I was being asked to pay for future potential that may never materialize. For the same price, I can get a much newer, better-maintained place in Indirapuram or even Crossings Republik.
