Kavi Nagar flat: Hidden costs ate my discount.
Just moved into my 3BHK in Kavi Nagar last month, possession from River Builders. Honestly, I thought I got a decent spot discount on the property price, around ₹78L. But yaar, the post-possession charges were a shocker. Stamp duty, registration, of course, but then some weird utility connection fees, RWA corpus fund, and even a 'club membership activation' charge. Builder ne toh mention bhi nahi kiya tha properly. Matlab, that spot discount felt completely useless when these hidden costs added another ₹5-6 lakh easily. I'm wondering if these builders just play with numbers. Is there any way to truly figure out the *actual* all-in cost beforehand? Or are these spot discounts just a marketing gimmick to hide the real deal? Anyone else face this with River Builders or any other Ghaziabad developer?

OMG, this is so true! I'm looking for a flat in Ahinsa Khand and builders there also pull this trick. Spot discount sounds great but then they add so many hidden charges. It feels like a scam sometimes.

Absolutely! My builder in Afzalpur tried to charge me for 'development charges' after agreement. Shocking! Had to fight them on it.
