Honestly, I didn't think selling our big house and finding a smaller flat would be this complicated. Kids have moved out, so don't need such a big place anymore. We're looking at Kavi Nagar in Ghaziabad, mainly for its established feel and hospital proximity. But I'm wondering about the resale market there. Will it be easy to sell if needed later? Also, are property prices in Kavi Nagar genuinely justified? Seems a bit high, not sure if there's negotiation room. Any recent experiences on selling or buying flats there? Especially interested in societies with good RWA and elevators.

Sab keh rahe hain high prices aur negotiation mushkil hai. Lagta hai Kavi Nagar ka plan rethink karna padega!
Kavi Nagar mein infrastructure toh achha hai, no doubt, but price per sqft compare karo Achchheja se, wahan abhi bhi thoda sasta mil jaata hai. Aur Achchheja mein connectivity bhi improve ho rahi hai, toh resale mein bhi demand grow kar rahi hai. Worth checking out if budget is a concern.
Hospital proximity is a big plus though. Lekin resale ka sochna padega, especially if you need liquidity later.
Justified toh nahi lagte, to be honest. I recently checked a 2BHK near Hapur Road, Kavi Nagar. They were asking 65 lakhs for a 1200 sqft flat built in 2010. RERA rates ke hisaab se bhi thoda zyada hi tha for that age. Resale market mein 5-10% ka hit toh pakka hai if you need to sell quickly in this current scenario. Buyers are looking for deals, not over-priced properties.
True, hospital proximity is good but current market conditions are tricky. Interest rates upar hain, toh serious buyers bhi kam hain. Kavi Nagar mein prices justified lagte hain kya for a 10-15 year old property, considering the age?
Kavi Nagar is definitely established, but resale depends a lot on the specific society and its RWA. Maine suna hai kuch societies, especially jo old hain, unmein parking aur maintenance ke issues bahut hain. RWA agar strong ho toh hi lena, warna baad mein sir dard ban jaata hai. Ahinsa Khand mein bhi similar issues hain for some older buildings, so research properly.
Haan, kuch societies mein toh hai. But for newer ones like Gaur Global or Mahagun Puram, RWA is quite professional. Check the society's past RWA meeting minutes if possible, ya current residents se poochho. That gives a good idea about their functioning.
Exactly! RWA ka point bahut valid hai. Mere friend ne ek society mein liya tha, RWA active nahi thi toh lift aksar kharab rehti thi aur security bhi loose thi. Kavi Nagar mein aise problems bahut common hain kya?

Negotiation ka scope bahut kam hai yaar, especially for good societies. Maine 6 months pehle ek 3BHK dekha tha, builder ne 5% se zyada discount nahi diya. Aur resale ke liye bhi, market thoda stagnant hai. Kavi Nagar mein supply zyada ho gayi hai abhi, but prices are sticky.
Haan bhai, same here! Budget hil gaya hai dekh ke. Bahut tough hai, lagta hai.
