Kavi Nagar property prices have gone crazy lately. I'm in a 2BHK in Block E, thinking of upgrading to a 3BHK or villa. Yeh price jump worth it hai kya? Already home loan hai, so is the premium justified for a 3BHK now?

The premium for a 3BHK is substantial, especially with the current interest rates. What's the actual per sqft rate for new projects in Kavi Nagar these days? Has anyone checked the RERA website for recent registrations or average pricing? I heard some builders are quoting insane numbers, almost like Noida now.

You're right, psf rates are crazy. For new projects in Kavi Nagar, especially closer to the main road, it's easily hitting 6800-7500 psf for a decent 3BHK. Even in nearby Abhay Khand, new launches are around 6500. RERA data might show slightly lower averages because of older projects, but market rates are definitely higher. I checked last week for a friend.
Sahi keh rahe ho. I bought a 2BHK in Ahinsa Khand II just 1.5 years ago, and already the value has gone up by almost 20-25%. If you're planning for long-term stay, then maybe the premium is justified. But for a quick flip, I'd be nervous.

Bhai, worth it toh tab hai jab future mein aur appreciation ho. But it feels like a bubble to me. Kitna aur badhega, koi guarantee nahi hai. Be careful with another big loan.
Totally agree yaar! The prices are just shooting up. I've been tracking them for a 3BHK in Block F and it's like a new high every month. Lagta hai abhi nahi liya toh aur mehnga ho jayega.
