Visited Swastik Developers in Kavi Nagar. Sab bolte hain negotiate karo, but builders actual price pe zyada nahi hilte, bas freebies dete. Hidden charges like PLC, OC mein asli loot hoti hai. Negotiation tactics are mostly useless. Change my mind.

Sahi baat hai, negotiation on base price is tough, especially for reputed builders. But you can definitely negotiate on these hidden charges or freebies
Mujhe toh lagta hai builders ne ek system bana rakha hai. Main Achchheja mein ek plot dekhne gaya tha, wahan bhi same deal. Base price fixed, but then PLC, EDC, IDC, club membership, maintenance advance... list lambi hoti jaati hai. Actual price toh 20-25% upar chala jaata hai, that's where the real negotiation should be, but they don't budge.
Yaar, negotiation hoti hai, you just need to know how. Maybe you didn't push hard enough or didn't go at the right time (like year-end targets). Mere friend ne Abhay Khand mein achha discount liya tha, but he played hardball and researched a lot.
5-7% is good, but for most first-time buyers, it's hard to get that. Builders know we're desperate for a home. Aur yeh market conditions toh hamesha 'up' hi hoti hain unke liye, humare liye kabhi nahi.
U10, uska project 'Green Meadows' tha. Around 5-7% on base price, plus some free modular kitchen stuff. But that was 6 months back, market conditions might be different now, especially with the recent interest rate hikes. Ghaziabad market mein ab thodi softness aayi hai.

Bhai, bilkul sahi kaha! Mera bhi same experience hua Indirapuram mein. Builder ne ek rupee kam nahi kiya, bas bolte rahe 'sir, market rate hai'. Lagta hai sab mile hue hain, first-time buyers ko bas lootne ke liye baithe hain.
Totally agree. Kavi Nagar mein toh rates waise bhi high hain, upar se yeh negotiation ka drama alag.
Haan yaar, woh toh hai. Freebies ke naam pe bas basic stuff chipka dete hain. Aur baad mein pata chalta hai ki registration ke time aur bhi extra charges hain.
