Budget finalised, loan pre-approved – now stuck on KCC Engineers Enclave. It’s completed, which is a plus, but I'm trying to gauge its real capital appreciation potential. Has the price per sqft moved much since launch? What's the actual rental yield people are seeing? Don't want to get stuck in a society with too many investors. What's the scene like there?

Bhai, KCC Engineers Enclave ka naam sunte hi thoda darr lagta hai. Jab maine bhi dekha tha, completion ka toh positive tha but RERA registered nahi hai ye project, which is a big red flag for me as a first-time buyer. Plus, 2017 ki possession hai, itni purani society mein kya appreciation expect kar rahe ho? Mujhe laga tha tabhi ₹20-25L range mein bahut better options mil rahe the Alpha II Greater Noida ke paas, even if they were under construction.
