Is the area genuinely safe for bachche and families, especially in the evenings? School options kaise hain nearby? Residents apna real experience share kar sakte hain kya?

I'm also looking for a 3BHK in the same general area. Mera biggest concern is the builder's reputation for timely possession. Kendriya Vihar II ka builder ka record kaisa hai? Mera ek friend Alistonia Estate mein stuck hai, 3 saal se possession delay ho raha hai. Don't want to make the same mistake.
Market conditions ka bhi dekh lo. Abhi Noida real estate market thoda slow hai, toh negotiating power zyada hai buyers ke paas. Kendriya Vihar II mein prices thode stagnant hain, but connectivity aur future growth potential ki wajah se log consider kar rahe hain. But before finalizing, do a thorough check of the builder's track record and RERA status. Ajayabpur area mein bhi kuch options hain, but wahan amenities aur connectivity KV II jaisi nahi milegi. Aapka budget range kya hai, thoda idea do toh better suggestions mil sakte hain.
U9, budget bahut important hai. Agar budget tight hai toh second-hand options bhi dekh sakte ho, ya phir thoda aur outer areas like near Alistonia Estate, wahan shayad naye projects mein thoda better deal mil jaye. But phir commute ka issue aa sakta hai. Agar 80L-1Cr range hai toh KV II mein mil jayega 3BHK.
Safety ka toh theek hai, but drainage issues aur power cuts ka kya? Mere ek friend ne wahan flat liya tha, abhi tak possession nahi mila hai, aur jab visit karta hai toh bolta hai ki roads aur basic infrastructure abhi bhi proper nahi hain. Especially after heavy rains, paani bhar jaata hai. Bachchon ke liye play areas ka bhi sunna hai ki utne well-maintained nahi hain. Yeh sab dekh ke thoda tension ho rahi hai.
U5 sahi bol rahe ho. Maintenance issues ka kya haal hai wahan? Society charges kitne hain aur kya services cover hoti hain?
Bhai, Kendriya Vihar II is actually quite decent for families. Hum bhi wahi shift hue hain last year. Safety wise, main toh comfortable feel karta hoon, especially inside the complex. Guards hain 24/7 and most residents are families only. Evening walks ke liye bhi theek hai, zyada crowded nahi hota. Schools options bhi hain, thode paas thode door, but connectivity is good.
Haan, bilkul sahi keh rahe ho. My kids go to a school near Sector 137, aur bus pick-up drop sab smooth hai. No issues so far.
